Each board is face-nailed with hot-dipped galvanized fasteners and set over a ventilated rainscreen to let trapped water drain and evaporate. Trim boards are back-primed and sealed at all end cuts before installation to stop wicking.

Deck framing uses pressure-treated lumber rated for ground contact, and all cuts are treated in the field. We use stainless steel connectors and hidden fasteners to resist the salt air near the water. For windows and doors, we choose units with sloped sill pans and multi-point locking hardware, then flash them with flexible tape that ties into the weather barrier.

Durability in Wet Conditions

Windows are set in a pan-flashed rough opening with a back-sloped sill, then taped at the jambs and head in a shingle fashion so water cannot accumulate or run inside. We also use ring-shank nails in sheathing and increase fastener spacing on the windward sides of the house to resist strong winds.

West Vancouver Bylaw Requirements

Homeowners must get a permit before they build, repair, or change a building or structure. This rule applies to exterior remodeling work like siding, windows, doors, decks, and other changes, unless an exemption applies under Building Bylaw No. 5340, 2024.

For home renovation work, construction noise is allowed only from Monday to Friday between 7:30 a.m. and 5:30 p.m. and on Saturday from 8:00 a.m. to 5:00 p.m. Noise is not allowed on Sundays and holidays under Noise Control Bylaw No. 4404, 2005.

The zoning bylaw has rules for residential zones that can affect exterior work like decks and projections. These rules include limits on how decks and other outdoor areas fit within building envelopes and required yards under Zoning Bylaw No. 4662, 2010.
