Soft Washing in West Vancouver
West Vancouver’s damp, shaded areas often lead to moss and algae growth on cedar, stucco, and fiber cement. We use soft washing, which combines low pressure with a biodegradable sodium hypochlorite solution. This method kills organic growth at the root without forcing water behind the cladding. A surfactant helps the solution stick to vertical surfaces long enough to reach the spores.
For delicate cedar siding, we inject the mix and rinse with a wide fan tip at under 500 psi. This prevents lifting the grain or splintering the wood. For harder surfaces like HardiePlank, we increase the pressure slightly but keep the spray angle shallow. This stops moisture from getting into lap joints. A final anti-microbial treatment can help slow regrowth in shady areas.
When pressure washing, we must consider the building envelope’s drainage plane. In West Vancouver’s rainy weather, we spray downward and outward, never upward into laps or weep holes. Pressure Washing Bylaws
Pressure washing in West Vancouver is considered construction noise under the Noise Control Bylaw No. 4404, 2005. Work must be done Monday to Friday between 7:30 a.m. and 5:30 p.m., or Saturday from 8:00 a.m. to 5:00 p.m., and never on Sundays or statutory holidays. If a project requires hours outside these times, the contractor needs to apply to the District for an exemption.
The District’s summary and construction traffic guidelines state that project hours must follow the Noise Control Bylaw No. 4404. This includes the allowed construction noise hours and the process for requesting an exemption in advance. Residential pressure washing done as part of exterior construction or renovation must follow these hours. Any extended or unusual pressure washing that creates construction noise outside these times requires an exemption application to Bylaw & Licensing Services.
Routine pressure washing of existing siding or decks usually does not need a building permit. However, if pressure washing is part of a larger exterior renovation, like preparing surfaces for new siding, the project may need permits under West Vancouver’s Building Bylaw No. 5340, 2024. Your contractor should check if a permit is needed before starting work.
