Algae ruining your home's exterior

Once the green takes hold, it traps moisture against the siding and breaks down the finish. Homes in this area face this problem more than most, and waiting lets the damage spread further.

Salt spray and road grime build up on decks and window frames over time. A thorough wash restores the exterior, making it look clean and well-maintained.

Protect Your Exterior

Algae and grime do more than dull your siding. They trap moisture against the surface, which can lead to stains, rot, and early wear. A thorough wash of your exterior removes that buildup before it causes real damage.

Our crews use adjustable pressure and the right cleaning agents for each surface. You get a bright, even finish without etching wood, denting vinyl, or forcing water behind your cladding. For a closer look at how we handle pressure washing in Vancouver, check out our full service breakdown.

Importance of Cleaning Here

West Vancouver gets heavy rainfall and has plenty of shade from mature trees. This combination keeps exterior surfaces damp long after the rain stops, which is exactly what algae needs to spread across siding and decks.

Many homes here sit close to the water or under dense canopy, so shaded north and west walls stay wet for weeks. Regular washing is the best way to keep those surfaces clean and slow down moisture-related wear. Learn more about the area we serve on our West Vancouver location page.

Soft Washing in West Vancouver

West Vancouver’s damp, shaded areas often lead to moss and algae growth on cedar, stucco, and fiber cement. We use soft washing, which combines low pressure with a biodegradable sodium hypochlorite solution. This method kills organic growth at the root without forcing water behind the cladding. A surfactant helps the solution stick to vertical surfaces long enough to reach the spores.

For delicate cedar siding, we inject the mix and rinse with a wide fan tip at under 500 psi. This prevents lifting the grain or splintering the wood. For harder surfaces like HardiePlank, we increase the pressure slightly but keep the spray angle shallow. This stops moisture from getting into lap joints. A final anti-microbial treatment can help slow regrowth in shady areas.

Protecting Building Envelope

When pressure washing, we must consider the building envelope’s drainage plane. In West Vancouver’s rainy weather, we spray downward and outward, never upward into laps or weep holes. This prevents saturating the water-resistant barrier behind the siding. Keeping water out of the wall assembly is just as important as removing dirt from the surface.

Organic buildup can trap moisture against the cladding. This speeds up rot in wood sheathing and corrosion of fasteners. By regularly removing algae and moss, we help the siding dry faster after rain. This keeps the area behind the cladding dry, which protects the long-term integrity of the entire exterior wall.

Pressure Washing Bylaws

Pressure washing in West Vancouver is considered construction noise under the Noise Control Bylaw No. 4404, 2005. Work must be done Monday to Friday between 7:30 a.m. and 5:30 p.m., or Saturday from 8:00 a.m. to 5:00 p.m., and never on Sundays or statutory holidays. If a project requires hours outside these times, the contractor needs to apply to the District for an exemption.

The District’s summary and construction traffic guidelines state that project hours must follow the Noise Control Bylaw No. 4404. This includes the allowed construction noise hours and the process for requesting an exemption in advance. Residential pressure washing done as part of exterior construction or renovation must follow these hours. Any extended or unusual pressure washing that creates construction noise outside these times requires an exemption application to Bylaw & Licensing Services.

Routine pressure washing of existing siding or decks usually does not need a building permit. However, if pressure washing is part of a larger exterior renovation, like preparing surfaces for new siding, the project may need permits under West Vancouver’s Building Bylaw No. 5340, 2024. Your contractor should check if a permit is needed before starting work.
