Decking Materials and Installation

Composite deck boards have a wood-plastic core and a polymer cap. This cap resists stains, fading, and moisture. Hidden fasteners fit into grooves on the edges of the boards. This design allows each board to expand and contract without showing screw heads on the surface. Posts connect to the rim joist using two through-bolts or heavy-duty screws, not nails, to resist sideways force. Stair stringers use metal connectors at both ends to stop the wood from splitting under foot traffic.

Structural Integrity and Moisture Management

The ledger board needs continuous metal flashing behind the house wrap. This flashing should overlap the top edge to direct water away from the wall. A gap between the ledger and house framing allows moisture to escape, preventing rot. Concrete footings must extend below the frost line and have post bases that lift the wood above the concrete. This breaks the path that would let ground moisture reach the post.

Beams sit in notched posts or brackets, so the load transfers through the wood, not just through bolts. Diagonal braces or tension ties strengthen the frame against sideways movement. Railing posts are blocked between joists and through-bolted to meet safety codes. A ventilation gap between deck boards and open edges allows air to flow under the deck, keeping the framing dry in Metro Vancouver’s damp climate.

Local Bylaw Requirements

In the City of Surrey, most deck additions need a building permit before work starts. Deck construction follows the Surrey Zoning By-law and the BC Building Code. The permit application must include a site plan, foundation plan, floor plan, elevations, and details for railings or guardrails. Confirming this early helps keep your deck project on track.

Surrey’s Noise Control By-law limits construction hours for deck building to 7:00 a.m. to 10:00 p.m. Monday through Saturday, including statutory holidays. Hired contractors cannot build decks on Sundays unless a special noise extension permit is granted. This is important when scheduling your deck installation.

In Burnaby, adding or enlarging a deck is seen as an addition that changes the building’s footprint or floor area. A building permit application must be submitted before constructing or expanding residential decks or covered deck structures, usually through the My Permits portal. Plan for this step before your deck build moves ahead.
