Trim Material Choices
Cellular PVC trim is a popular option because it is waterproof and will not rot or absorb moisture. Fiber cement is strong and resists warping in heavy rain. Finger-jointed cedar, when primed on all sides, resists decay but needs regular sealing.
Installation begins with back-priming cut ends to stop moisture from wicking in. Boards are attached to framing members with corrosion-resistant screws placed every 16 to 24 inches. Joints are staggered and sealed with high-quality elastomeric caulk that stays flexible with temperature changes.
Trim connects siding and openings, so it must work well with the water-resistive barrier. Flashing placed behind the top edge of each trim board directs moisture outward and down, stopping it from getting trapped against the sheathing.
Horizontal trim pieces like windowsills should slope away from the wall and have a drip groove to break surface tension. Behind the trim, a continuous drainage plane lets any moisture escape downward, preventing saturation of the structural framing.
Fastening patterns consider thermal movement. PVC trim needs elongated holes or clips to allow for expansion without buckling, while wood trim is back-primed to block vapor from the outside, keeping the envelope’s drying capacity intact.
Exterior Trim Bylaws
In Burnaby, the Noise or Sound Abatement Bylaw limits construction noise for exterior trim work. Noisy tasks like cutting or fastening can only happen from 7 a.m. to 8 p.m. on weekdays, from 9 a.m. to 8 p.m. on Saturdays, and not at all on Sundays or holidays. Continuous noise must stay within certain decibel limits at the property line.
In Vancouver, replacing exterior cladding may need a building permit. The city’s building permit process includes building envelope repairs, so check if your trim project needs a permit before starting.
In North Vancouver’s Ottawa Gardens Heritage Conservation Area, changing exterior trim that alters appearance needs a Heritage Alteration Permit. Only identical repairs or repainting in the same color are exempt. If your home is a protected heritage property, you need this permit before changing trim style or color.
