Paragon
Without proper waterproofing during a renovation, moisture can seep into subfloors and walls, causing hidden damage. Trapped dampness encourages mold growth and warps vanities. Left unchecked, it can compromise the room’s structure.
Many homes here have small, compartmentalized bathrooms that feel dark and cramped. A thoughtful upgrade can open up the space, improve storage, and bring in natural light. It also allows for modern features like heated floors and a curbless shower.

A Dry Fresh Bathroom
Musty smells and peeling paint mean there is trapped moisture. A bathroom renovation solves these issues by upgrading surfaces and ventilation to keep everything dry.
For bathroom renovation in Vancouver, we take out water-damaged materials and install waterproof backer board, sealed grout, and strong exhaust fans. The result is a clean, mold-free space that stays fresh after every shower.
West Vancouver’s coastal climate brings moisture into every corner of a bathroom. Without the right materials, constant dampness can warp cabinets, crack tiles, and create bad odors.
Older homes in the area often do not have enough ventilation. We customize each renovation to handle the region’s wet winters and salty air, using marine-grade sealants and high-CFM fans that control moisture. Homeowners across West Vancouver rely on our local expertise.
Moisture-Resistant Surface Prep
We remove walls down to the studs to check for hidden damage from West Vancouver’s humidity. We use cement board instead of drywall in wet areas. This creates a strong surface that won’t break down or grow mold when it gets wet.
For shower enclosures and floor tiles, we choose epoxy grout instead of regular grout. Epoxy is almost non-porous, which helps it resist soap scum and mildew that can build up in damp coastal areas.
For painting, we use a high-quality acrylic latex paint with mildewcide over a stain-blocking primer. This flexible paint can handle the small expansions that happen in West Vancouver homes without cracking or peeling near the shower area.
The main challenge is the vapor pressure difference between a warm bathroom and the cool, wet outside walls. We install a vapor-retarder membrane behind the cement board on exterior walls. This stops warm, moist air from condensing inside the cold wall cavity.
A properly sized exhaust fan is essential for reducing pressure. We match the fan’s capacity to the room’s size, ensuring quick moisture removal before it can soak into building materials during a West Vancouver winter.
All plumbing holes in exterior walls are sealed with acoustical sealant and gasketed covers. This sealing stops outside air, which can be salty and humid, from entering the wall around the shower valve and supply lines.
West Vancouver Renovation Permits
In the District of West Vancouver, Building Bylaw No. 5340, 2025 requires a building permit for any bathroom renovation that changes the structure, moves plumbing fixtures, or involves significant interior changes. Replacing fixtures in the same location may not need a permit, but if you open walls or move a sink, toilet, or shower, the District of West Vancouver usually requires at least a plumbing permit and often a building permit too.
The District’s building permit rules for single-family homes and duplexes say that interior renovation projects, including bathroom renovations, generally need permits when they involve changes to plumbing, electrical work, or the structure. Basic bathroom updates may not require a permit, but most full renovations with moved fixtures or opened walls will need at least a plumbing permit and often a building permit.
Fees and Charges Bylaw No. 5334, 2024 sets plumbing permit fees based on the number of fixtures. For a bathroom, the minimum fee covers up to four fixtures, with extra charges for each fixture beyond that.
