Membrane and Drainage Systems
Exterior waterproofing starts with digging down to the footing. The concrete is cleaned, and a primer is applied to help the next layer stick. A flexible membrane, either fluid-applied or self-adhering, is then spread over the entire wall. This membrane can stretch to cover small cracks that may form later.
A dimpled polyethylene drainage board is placed against the membrane. This board creates a space that helps relieve water pressure. A perforated weeping tile, set in clean gravel at the footing, collects water and moves it by gravity to a sump or an outlet. The gravel helps keep dirt from blocking the system.
Positive-side waterproofing puts the barrier on the side of the wall that faces water pressure. This stops water from reaching the concrete or its reinforcing steel. The drainage board creates a path for water to flow down without depending on the soil, keeping the building safe even when the ground is saturated.
A properly sloped weeping tile is installed to ensure water drains away from the footing. Above the ground level, a capillary break, often made of metal flashing, prevents moisture from rising into the siding and framing. This protects the wall from rot.
Bylaw and Permit Details
In Burnaby, exterior waterproofing work that involves foundation drainage or dampproofing needs a plumbing permit application. This application must be submitted to the Plumbing Inspector before any work begins. The inspector must also approve the dampproofing before backfilling. Therefore, the contractor needs to schedule that inspection.
Burnaby’s Building Department requires a drain tile and dampproofing inspection before backfilling on permitted projects. For new or replaced drainage, the contractor must arrange this inspection to ensure everything meets the rules.
In Surrey, construction noise, including exterior waterproofing work, is allowed only between 7:00 a.m. and 10:00 p.m., Monday through Saturday. No noisy work for profit is allowed on Sundays without an approved noise extension permit. This can affect scheduling on weekends.
