Window and Door Materials
Vinyl frames resist Vancouver’s damp climate without rotting. Fiberglass units expand at nearly the same rate as glass, which helps prevent seal failure. Double- and triple-pane insulated glass uses low-E coatings and warm-edge spacers to reduce condensation. Argon or krypton gas fills slow heat transfer without adding extra weight.
Casement windows seal tighter than sliding windows because the sash locks against the frame with continuous compression gaskets. Entry doors often combine fiberglass skins with polyurethane foam cores for strength and thermal insulation. Hardware and weatherstripping materials can handle frequent wet-dry cycles.
Installation uses sloped sill pans, flexible flashing tapes, and minimally expanding foam to isolate the rough opening. Shims at anchor points support the unit’s weight without bending the frame, keeping the glass and seals aligned for many years.
The rough opening must connect with the wall’s drainage system to direct any water that gets past the cladding outward. Head flashings with end dams and sloped sills create a path that sheds water away from the opening. Tape flashings overlap in a way that prevents water from getting behind the mounting flange.
Fastening patterns secure the unit at specific points while allowing the frame to expand and contract. This avoids bowing that could break the air seal. Backer rod and high-quality sealant fill the gap between the window and the sheathing, forming a strong air and vapor barrier.
Thermal breaks in the frame and low-conductivity spacers interrupt heat flow through the assembly. When combined with continuous exterior insulation, this reduces the risk of interior surface condensation, which is a common issue in coastal areas when warm indoor air meets a cold window edge.
Permit Requirements
In the City of Vancouver, you need a permit to replace or change window and door assemblies. This rule does not apply if you are only replacing units in existing framed openings of one- and two-family units and no fire-resistive rating is needed.
The City of North Vancouver requires a building permit for any construction or changes to a building. You must get written approval from the City before installing exterior shutters or closures over windows or doors.
In the City of Richmond, if you are working on protected heritage properties, you can replace a door or window without changing the frame. This is a heritage alteration permit exemption. However, most exterior changes to protected heritage properties need a heritage review or a heritage alteration permit.
