Siding Material Specs
Vinyl siding comes in thicknesses from 0.040 inches for basic grades to 0.046 inches or more for high-quality panels. The thicker panels resist impact and wind better. Fiber cement siding is made from Portland cement, sand, and cellulose fibers, which help it resist rot and insects. Engineered wood products have a resin-bonded strand core and a factory-applied primer that helps shed moisture.
Installation starts with a starter strip at the bottom to hold the first row in place. Panels overlap at the ends and snap into the locking channel below. Fasteners go through the nailing hem with a small gap to allow for thermal expansion. Trim pieces like J-channel and corner posts create clean edges and help direct water away from openings.
A drained and vented cladding system keeps the siding away from the water-resistive barrier, creating an air gap. This gap allows water to drain out and air to flow behind the panels. It prevents moisture from getting trapped against the sheathing, which is important in Metro Vancouver’s heavy rain. The weather-resistive barrier, like a spun-bonded polyolefin sheet, is installed in a shingle style with flashings at windows and doors to guide water downward and outward.
Fasteners hold the siding to the structural framing, transferring wind loads through the cladding to the building’s shear walls. Ventilation openings at the top and bottom of the wall assembly, along with soffit details, ensure continuous airflow that dries any moisture. The whole system acts as a single unit, shedding rain while allowing the wall to breathe.
Siding Permit Requirements
In the City of Vancouver, if your home is a designated heritage building or in a heritage conservation area, changing the siding may need a heritage alteration permit. Routine maintenance like repainting in the same colours is exempt, but cladding changes on protected properties are controlled.
The City of Burnaby requires a building permit for exterior cladding replacement or other changes covered by its building bylaw. Minor, non-structural exterior repairs usually do not need a permit, but a full siding replacement likely will.
In the City of Surrey, exterior siding replacement that falls under the building bylaw may need a permit before work starts. Minor repairs that do not affect structural elements are often exempt, but check if your specific project needs one.
