West End’s weather can quickly damage your home’s exterior. Moisture and humidity lead to peeling paint and warped siding, making your property look worn out.
Homes in this area often feature classic architecture, with many built in the mid-20th century. These older styles require careful attention to maintain their charm against the elements.

Durable Siding Solutions
The damp air from English Bay wears down traditional siding. This leads to warping and peeling paint. Paragon Exteriors’ siding replacement options are chosen for West End’s climate. We use materials that resist moisture and prevent rot.
A well-installed siding system protects your home’s structure. It also reduces the need for constant repainting. Our team uses products that can handle coastal conditions. This keeps your exterior looking fresh with little upkeep.
A leaky bathroom window can let water into your siding. This causes rot and peeling paint. In West End’s damp climate, moisture spreads quickly and harms exterior trim.
Our bathroom renovation service fixes this problem at the source. We replace faulty windows and seal the openings to keep your siding dry and intact.
Materials for West End
Siding in West End usually uses fiber cement or thick vinyl. Both materials resist swelling from damp air and salt spray. We back-prime cuts and use stainless ring-shank nails. This nailing pattern allows for expansion while securing edges against wind-driven mist.
Deck boards need pressure-treated hem-fir or cedar with sealed end-grain. We space boards 6 mm apart to help water drain quickly. Hidden fasteners stop moisture from pooling on exposed surfaces common in the area.
Exterior painting starts with thorough scraping and a bonding primer. Topcoats are 100 percent acrylic latex with mildewcide. We coat all six sides of replacement trim before installation to keep moisture out before it reaches the wall cavity.
A drained and ventilated rainscreen is very important. We create an air gap behind the cladding using vertical strapping. This allows moisture to drain freely and promotes cross-ventilation. Without this, West End’s humidity would keep the back of the siding wet for a long time.
Flashing at windows and doors follows a shingle-style method. Flexible peel-and-stick membranes overlap the nailing flange and go under the weather-resistant barrier. Sill pans with end dams direct any seepage outward onto the siding below, stopping it from entering the rough opening.
On West End’s older wood-frame homes, we often reset the water-control layer. Fiber-cement panels act as a drainage plane when taped at seams. Over this, we install strapping and then the finish siding, making sure the wall assembly sheds water and keeps the structural sheathing dry through years of wet weather.
West End Construction Regulations
The City of Vancouver’s Noise Control By-law No. 6555 limits construction noise on residential properties in the West End. Contractors can work from 7:30 a.m. to 8:00 p.m. Monday to Friday, and from 10:00 a.m. to 8:00 p.m. on Saturday. Noisy exterior work, like siding installation or deck construction, is not allowed on Sundays or holidays unless a noise by-law exception permit is obtained.
For structural exterior work in the West End, the City of Vancouver usually requires a building permit. This includes projects like enlarging or significantly changing decks or altering exterior walls. Many minor exterior projects, such as non-structural maintenance and painting, typically do not need a permit, but homeowners must check with the Development and Building Services Centre before starting work.
In the West End’s RM-5, RM-5A, RM-5B, and RM-5C residential zones, many buildings are on the Vancouver Heritage Register or are considered character buildings. When renovating a site with a heritage or character building, options that keep the building’s heritage character should be considered. This can influence choices for siding, windows, decks, and façade changes, requiring designs that fit with the established heritage and streetscape character.
