The West End is right next to the Fraser River, where moist air pushes into every gap and crack. Older wood-framed windows here swell and shrink with the seasons, breaking their seals and letting the cold air in.

Window Installation Techniques
Many homes in West End have old wood frames that have been exposed to damp air for years. We usually do full-frame replacements, taking out the old sash and frame down to the rough opening. This lets us check for rot and install a new, square buck if needed before putting in the window.
We use fiberglass or multi-chamber vinyl frames because they do not soak up moisture or swell like wood. The insulated glass units have warm-edge spacers and argon fill to help reduce condensation along the glass edge, which is a common problem in this humid area. A continuous bead of elastomeric sealant and low-expansion foam holds the unit in place and stops air from leaking in.
The high humidity from the Fraser River means every window must work well with the wall’s drainage system. We install a sloped sill pan with end dams under each unit to direct any water that gets past the cladding out through the weep holes, not into the framing.
We apply flashing tape in a shingle style at the jambs and head, overlapping the weather-resistant barrier. This helps shed water outward while the interior foam seal keeps moisture-laden air from reaching the cooler wall cavity, preventing hidden condensation and rot. Structural screws into the framing help resist movement from coastal wind gusts without relying on trim alone.
