Siding materials and installation

Fiber cement siding is made from Portland cement, cellulose fibers, and silica. It forms into planks or panels that have a woodgrain texture. Engineered wood products combine wood strands with resin and a zinc borate treatment to resist decay. They are factory-primed on the face and edges. Vinyl siding is made from polyvinyl chloride and has a capstock layer that resists fading and impact.

Installers blind-nail fiber cement planks through the top edge at each stud. They leave a 1/8-inch gap at butt joints for expansion. Vinyl panels lock together using a receiver hook and are fastened loosely. This allows sliding, typically with a 1/16-inch gap at the nailing flange. Engineered wood lap siding is either face-nailed or blind-nailed based on exposure. End joints are sealed with either factory-applied wax or field-applied sealant.

Moisture management principles

Siding installation is part of a rainscreen system. This includes a drainage plane behind the cladding that directs incidental water down and out. Housewrap or a fluid-applied water-resistive barrier is layered over the sheathing. Flashing tape seals around windows, doors, and other openings before siding is installed. This secondary barrier keeps the structural frame dry, even if wind-driven rain gets past the siding laps.

The bottom edge of the siding must stop above a weep screed or starter strip. This creates a capillary break that prevents water from wicking upward. A ventilated air gap, often made with furring strips, allows moisture vapor to escape. It also equalizes pressure, reducing the force that drives rain into the wall. Fastener spacing and penetration into studs are designed to resist wind uplift and suction. Panels interlock to help transfer load across the wall surface.

Siding work regulations

In Burnaby, if you replace siding that changes the building envelope, you usually need a building permit under the Burnaby Building Bylaw 2016, Bylaw No. 13658. You must include a letter from a building envelope professional with your application, and a matching field review is needed at the final inspection.

Burnaby says that if your siding work is more than a minor, non-structural repair, you need a building permit. Significant recladding or replacement needs a permit.

In Surrey, construction noise from siding work is allowed only Monday through Saturday, from 7 a.m. to 10 p.m., including statutory holidays. No work for profit is allowed on Sundays unless you have a Noise Extension Bylaw Permit, so plan your project timeline accordingly.
