While siding takes the brunt of the weather, the boards at your roof’s edge are just as weak. In West End, constant dampness can rot fascia boards, allowing water to damage your walls.

Siding and trim for West End
For homes in West End, we often use fiber cement siding. This material resists the salt air and constant dampness better than wood. It won’t swell or rot, and its factory-applied finish holds paint longer in our wet climate.
When we install windows, we choose vinyl or fiberglass frames with stainless steel hardware. These materials resist corrosion from ocean moisture. We use a sequenced flashing method, layering sill, jamb, and head flashings to direct water out and down. This is a critical step for exposed walls in West End.
For exterior paint, surface preparation is key. We power-wash to remove salt residue and failing paint, then spot-prime any bare areas. We apply high-solids acrylic latex topcoats for flexibility and moisture resistance, using two full coats to create a film that can move with the building through our damp, mild cycles.
The main principle for a West End home is a ventilated rainscreen. By creating a small air gap between the siding and the water-resistive barrier, we allow any wind-driven rain that gets past the siding to drain and dry. This breaks the capillary bridge that would otherwise hold moisture against the sheathing.
We pay close attention to the drainage plane at every penetration. Windows, deck ledgers, and exterior lights can all let water in. Properly shingled flashing layers, integrated with the house wrap, ensure water is always shed to the exterior. This layered defense is crucial in a climate with frequent horizontal rain.
We manage thermal bridging by detailing continuous exterior insulation where possible, installed behind the rainscreen strapping. This keeps the sheathing warmer and reduces the risk of condensation inside the wall cavity, which is a common problem in older Vancouver buildings when warm, moist air meets a cold surface.
West End permit and noise rules
In the West End, a building permit is usually needed before any work that changes, repairs, enlarges, or replaces regulated building parts. Painting does not need a permit. One- and two-family homes can replace siding, windows, or doors in existing openings, or build decks under 18 inches high without a permit, as long as they follow zoning and other laws.
Exterior remodeling that makes construction noise is only allowed during certain hours: Monday to Friday from 7:30 am to 8 pm on private property, Saturday from 10 am to 8 pm, and no noise on Sundays or holidays on private property. If work needs to happen outside these hours, a noise by-law exception permit is required. Leaf blowers are not allowed in the West End.
If a home is designated as heritage property, located in a heritage conservation area, or protected heritage property, exterior changes cannot happen without a heritage alteration permit from the City of Vancouver.
