Dealing with moisture damage

Once a frame starts to go soft, moisture can creep into the entryway’s structure faster than expected. The cool, wet winters here can quickly escalate a small issue into a larger repair. That’s why replacing the full unit, not just the visible damage, matters for basement suite doors and windows.

Proper sealing prevents drafts that make a garden-level space feel cold, even with the heat on. A well-hung, properly flashed entry enhances the suite’s temperature control year-round. It keeps the outside where it belongs, ensuring the space remains usable and dry regardless of the weather.

Prevent moisture damage

Rotting frames and damp window wells look bad and cause problems. They let moisture seep behind the siding and into the foundation. This damage gets worse every rainy season. Replacing worn-out exterior doors and windows stops this cycle before it spreads.

We replace soft, swollen frames with solid, pre-primed units sealed against the elements. New basement windows get deep, drained wells that shed water instead of holding it. The result is a dry, code-compliant entry that stays that way—exactly what you need from a basement suite in Vancouver.

Local weather challenges

In the West End, basement suites sit close to the water table and face strong wind-driven rain from English Bay. This means exterior wood suffers year-round, and poorly flashed window wells turn into soggy traps after every storm.

Older low-rise buildings here—many from the 1960s and 70s—often have original door frames with no modern flashing. We see this often in West End walk-ups. Fixing it now keeps a rental suite rentable and stops small rot from becoming a big problem.

Basement entry installation details

For below-grade entries, we remove the rotted wood door frame and check the rough opening. In West End’s wet climate, we use fiberglass or steel doors with rot-resistant composite jambs. The sill has a sloped aluminum threshold with a drip edge that directs water away from the foundation wall.

Basement windows use vinyl or aluminum-clad wood units with continuous nailing fins sealed against the sheathing. Deep, poured-concrete window wells are lined with dimpled drainage board and a perforated drain pipe connected to the perimeter drain. This setup ensures water moves away from the glass.

All exterior trim is made of cedar or cellular PVC, back-primed, and installed with a 1/4-inch gap above the finished grade. Flashing tapes cover the joint between the wall sheathing and the door jamb, creating a water-shedding lap that is necessary for West End’s high moisture exposure.

Basement envelope moisture management

At a basement entry in West End, the building envelope must handle bulk water at the ground line. A continuous drainage plane behind the cladding meets the door’s flashing, which overlaps the foundation waterproofing. This setup directs rain outward before it reaches the wood structure.

For window wells, we create a drained barrier: a dimpled membrane against the concrete wall spaces the well lining from the foundation. This design creates a capillary break and a drainage cavity. The well’s bottom drain connects to the foundation perimeter drain, removing water before it can pool against the window frame.

Wind-driven rain in West End requires pressure-equalized rainscreen detailing behind all cladding above the basement door. The wall’s air barrier and the door’s sealant joint must work together to stop moisture from entering the suite. This is a common issue in older walk-ups where the original stucco does not have an integrated drip edge.

Basement suite regulations

Under Vancouver’s Zoning and Development By-law No. 3575, a habitable room in a basement suite cannot be 1.2 metres or more below the finished grade of the adjoining ground. This depth limit affects how exterior grades, window wells, and walkouts are designed for a basement suite in the West End.

The R1-1 District Schedule within the same bylaw controls window wells and sunken entrances. Window wells may extend no more than 1.0 metre from the wall. A sunken entrance to a street or rear yard cannot project more than 3.1 metres into the required yard. The total width of all lowered surfaces cannot exceed the lesser of half the building width or 4.6 metres. This means any excavation for larger windows, new doors, or stairways must stay within these limits.

Construction noise in the West End follows the City of Vancouver’s Noise Control By-law No. 6555. Loud exterior work, such as cutting openings or demolition, is only allowed Monday through Friday from 7:30 a.m. to 8:00 p.m. and Saturdays from 10:00 a.m. to 8:00 p.m. Work on Sundays and holidays requires a special exemption, so scheduling noisy tasks around these hours is important.
