Paragon
Swollen wood cracks paint and caulking, allowing moisture to seep behind the siding. This dampness leads to rot in the sheathing and framing, weakening the wall. It only worsens through another winter.
Choosing new windows offers more than a dry sill. Modern double-pane units reduce street noise from high-rises and retain heat when the coastal chill sets in.

Preventing Water Damage
Old window frames lose their seal, allowing rain to seep in and swell the wood sills. This constant wetting leads to rot, and you can see the damage grow with every storm. Proper window installation in Vancouver stops this problem by fitting new units tightly so moisture can’t get in.
A flush-mounted replacement window, sealed with high-quality caulk, sheds rain before it can reach the sill. The exterior trim stays dry and strong, even during back-to-back storms. It’s that easy.
West End’s streets are filled with older low-rise buildings that face the Pacific directly. When wind-driven rain hits those west-facing walls, leaky windows become a serious issue. In West End, damp sills are common, and they won’t improve on their own.
The mix of concrete towers and wood-frame buildings creates unique challenges. Salt air from English Bay quickly corrodes metal frames, and constant humidity keeps wood damp. A tight, fully sealed window is the only long-term solution.
Flush-Fin Frame Installation
In West End, we usually install windows with vinyl or fiberglass frames. These materials resist damage from the salty air of English Bay. Unlike aluminum, they won’t pit or oxidize over time. The frames have multi-chambered designs that reduce heat transfer.
We secure new windows into the rough opening using a flush-fin mounting style instead of the old nail-on flange. The exterior trim piece completely covers the gap, and we seal it with a continuous bead of high-quality polyurethane sealant. This setup helps water flow away without depending on the old wooden sill for protection.
For glazing, we typically use double-pane insulated units with a warm-edge spacer. This design helps resist condensation in the humid climate. Low-E coatings on the outer pane reflect heat without darkening the glass, which is important for homes in tree-shaded, north-facing areas.
Every window in a West End building must work with the drainage system. The back of the mounting fin has a sloped sill pan that directs any water outward onto the weather-resistant barrier below. We do not rely on just a single bead of caulk to stop water.
Head flashing above the window frame is placed under the existing building paper. This setup prevents water from getting behind the top flange. This layered approach is especially important on west-facing walls where rain can be driven by the wind. The window unit itself acts as an extra barrier behind this primary drainage layer.
We place fasteners mainly near the corners and mullion points to resist movement from the steady onshore breeze. We use screws with a wide washer head through pre-punched slots, which compress the outer seal without bending the frame. This keeps the air barrier intact from the sheathing to the exterior trim.
Window Installation Regulations
For residential window installation in the West End, the Vancouver Building By-law 2019 – Section 9.7 says installers must follow the manufacturer’s instructions. If those instructions conflict with the by-law, the by-law’s rules take priority. Windows must be properly sealed to the building’s air barrier. This affects how Paragon Exteriors must flash and air-seal replacement windows on homes in the West End.
When changing existing exterior windows in the West End, the Vancouver Building By-law 2019 – Part 11 requires the work to meet energy performance standards. These standards include insulation, air leakage, and solar heat gain coefficient for the parts of the building being changed. An exception applies for installing storm windows or glazing panels over existing glazing if the added unit has (or the existing glazing already has) a low-emissivity coating. This allows some energy-upgrade storm window installations without fully triggering Part 11 energy compliance, but standard window replacements must meet these fenestration energy standards.
Exterior window installation in the West End must follow the City of Vancouver’s Noise Control By-law No. 6555. On private property, construction-related noise is only allowed from 7:30 a.m. to 8:00 p.m. Monday to Friday and from 10:00 a.m. to 8:00 p.m. on Saturdays. No construction noise is allowed on Sundays or holidays unless a noise by-law exception permit is obtained. This directly affects when Paragon Exteriors crews can do noisy window removal and installation work at homes in the West End.
We recently completed a window replacement project for a local school in West End. The old frames were letting rain in around the glass, making the classrooms damp and drafty. We installed new, energy-efficient windows that sealed properly, stopping any leaks. Now, the building is tight, and they don’t have to worry about water stains after a storm.
Local Support for Window Installation
We install windows in the West End almost every day. The drive from Downtown Vancouver along West Georgia Street takes about 5 to 10 minutes, so we get to you quickly. When we need extra supplies, we pick them up from local hardware stores like The Little Hardware & Locksmith and West End Paint & Hardware. This helps us support the community by buying materials from nearby businesses.
Old window frames in West End let rain in, which causes swollen sills and rot. We install flush-fitting windows that keep rain and wind out. We usually use vinyl or fiberglass frames with double-pane low-E glass, mounted with a flush-fin style and sealed with polyurethane sealant for proper drainage. The wind-driven rain, salt air from English Bay, and humidity in West End require tight, fully sealed windows, especially on west-facing walls. Installations must follow the Vancouver Building By-law 2019 for air sealing and energy performance. Construction noise is limited to 7:30 a.m., 8:00 p.m. on weekdays and 10:00 a.m., 8:00 p.m. on Saturdays. Vinyl double-pane windows cost between CAD 500 and CAD 1,500 per unit, and we can reach West End quickly from downtown Vancouver.
