Peeling paint signals moisture penetrating siding, window casings, and door frames. This damage spreads faster than most owners expect.
Many homes in this area climb the slopes above Burrard Inlet, where decks and exterior stairs endure foot traffic from the street or lane to the front entry. This exposure requires railings, coatings, and joints designed for wind-driven rain and marine air.

Protect Your Home's Value
West Bay’s coastal air pushes moisture into every crack and seam. When water gets behind your siding, it can rot the sheathing and cause mold. Replacing that damaged siding stops the problem before it spreads.
With modern, rain-resistant materials installed by Paragon Exteriors, your home gets a strong, durable shell. A siding repair not only improves curb appeal but also strengthens your home’s weather barrier against future storms.
While new siding protects against rain, West Bay’s damp chill can still come through uninsulated walls. Exterior insulation wraps your home in a thermal blanket, stopping drafts before they reach your living space.
Paragon Exteriors installs rigid exterior insulation under your new siding. This cuts heat loss and lowers energy bills. It’s a smart upgrade that makes your home feel warmer, even on the wettest winter days.
Siding Solutions for West Bay
In West Bay’s damp climate, we recommend fiber cement siding like James Hardie. This type of siding resists moisture and won’t rot. It is installed over a drained and vented rainscreen assembly. Vertical furring strips create a gap behind the cladding, allowing any water to drain and dry quickly.
For exterior painting, we use high-build acrylic latex paint with mildewcides. This paint is back-brushed for better adhesion. When replacing windows and doors, we add flashing that connects to the rainscreen. This helps keep water out of the openings. We use stainless steel deck fasteners with standoffs to prevent moisture from getting trapped.
West Bay’s building envelopes need to handle wind-driven rain and high humidity. A pressure-equalized rainscreen cavity helps reduce the force that pushes water through the cladding. Flashing at all transitions—like windows, doors, and deck ledgers—is designed to direct water outward, away from the sheathing.
We place exterior rigid insulation over the sheathing to move the dew point outside the wall assembly. This prevents condensation inside the framing. The fastener patterns are designed to resist local wind gusts while allowing for thermal movement. This continuous insulation helps reduce thermal bridging, keeping the home’s interior comfortable and dry.
Local Bylaws for West Bay
In West Bay, most exterior remodeling projects need a building permit from the District of West Vancouver under Building Bylaw No. 5340. Your permit application must include a site plan that shows setback distances and the location and height of decks, stairs, or retaining walls.
The District of West Vancouver’s Noise Control Bylaw limits construction noise to Monday through Friday from 7:30 a.m. to 5:30 p.m. and Saturday from 8:00 a.m. to 5:00 p.m. Noisy work is not allowed on Sundays or holidays.
Homeowners planning a deck or exterior addition must follow the District of West Vancouver’s Zoning Bylaw. Decks higher than 0.6 m above ground must meet setback rules and count toward site coverage. Attached structures like porches and bay windows must stay within the building envelope shown on your property survey.
