This area features large windows and decks designed to capture mountain and valley views, but the damp climate requires modern materials and installation to keep those elements watertight and solid.

Durable Siding Solutions
Hatzic’s wet winters and humid summers can damage old siding. Replacing it with Fiber Cement Siding stops the cycle of peeling and cracking. The boards stay strong in rain and heat, which helps prevent moisture problems.
Paragon Exteriors seals every edge and checks behind each panel before installation. This makes sure the new surface fits tightly and lasts through Hatzic’s wet season. You get a sharper exterior without needing constant maintenance.
For Hatzic homeowners, Longboard Siding is a better long-term choice. It gives you the look of wood without the yearly upkeep. It has a smooth, modern surface and doesn’t need paint to keep its color.
This is important because damp air and rain can make regular wood siding fade and split. Longboard panels resist moisture and maintain their finish, so your exterior stays fresh while you avoid the scraping season.
Installation Techniques
In Hatzic, we start every siding installation with a vapour-permeable building wrap. We tape all seams to keep out wind-driven rain. Next, we attach vertical strapping to the sheathing. This creates a rainscreen gap that helps the cladding drain and dry after the area’s long wet spells. This gap prevents moisture build-up, which can cause rot and paint failure.
For deck framing, we use pressure-treated lumber with raised post bases and stainless-steel fasteners. This helps resist damp soil and high humidity. When preparing for exterior painting, we power wash the surfaces, hand scrape any loose paint, and back-roll a high-solids primer. These steps ensure a strong bond for the paint, which can withstand heavy dew and rainfall in the area.
The building envelope in Hatzic has a layered drainage plane. When rain hits the cladding, it runs down and reaches the weather-resistant barrier. This barrier overlaps window flanges and sill pans to direct water outward, not inward. Behind the cladding, a ventilated cavity allows airflow, speeding up evaporation when the sun shines.
For window installations, we slope the rough sill and use a flexible adhesive membrane that extends past the opening. This forms a pan under the window unit. The window’s bottom flange sits on this pan, while the side and top membranes overlap the flange. This shingled setup ensures that any moisture that gets in is quickly directed to the exterior of the housewrap. We use a similar method for deck-to-house connections: the ledger is kept off the wall with plastic spacers and protected by a metal drip cap, preventing water from pooling against the sheathing.
Hatzic Building and Noise Regulations
In Hatzic, the City of Mission requires homeowners to get a building permit before starting most exterior renovation or addition work. This includes adding or enlarging decks, enclosing space under a deck, adding exterior build-outs, or adding covered front or side porches. Homeowners must submit plans and get permit approval before starting construction.
The City of Mission has rules to limit noisy construction through its Good Neighbour Bylaw. In Hatzic, exterior remodeling work generally cannot start before 7:00 a.m. or after 8:00 p.m. from Monday to Saturday. On Sundays and holidays, work cannot begin before 9:00 a.m. or continue after 5:00 p.m., unless a written exemption is obtained from the City.
Mission’s Official Community Plan states that some exterior maintenance does not need a development permit. For example, repairing or replacing existing surface materials and colors, like siding or repainting in similar colors on a non-heritage home, usually does not require a development permit in Hatzic. However, more significant exterior changes in designated areas may still need one.
