Siding Solutions
Burnaby homes face long wet seasons. We recommend using fibre cement and engineered wood sidings instead of raw timber. These materials hold paint better and resist swelling that can crack caulk joints on older wood cladding.
Installation starts with removing the old layer to check the sheathing. We then flash windows and doors before putting on the new cladding. Panels are gapped according to the manufacturer’s guidelines to allow for expansion from the damp coastal air. This helps prevent wall buckling.
For decks and exterior paint, we follow the same wet-climate approach. Deck boards are spaced for drainage, and painted surfaces are back-primed before installation. This ensures the finish bonds well from both sides.
A rainscreen gap behind the siding is important for Burnaby’s wet climate. This gap lets any water that gets through the cladding drain and dry out, stopping it from soaking into the wall sheathing.

Burnaby Permit Requirements
A permit is needed for work regulated under the Burnaby Building Bylaw 2016, Bylaw No. 13658. Changes to an existing home that do not add floor area but do change the exterior may need a permit. Adding or enlarging exterior features like decks, awnings, patio covers, fences, retaining walls, and hot tubs is seen as an addition that requires a permit. Only minor non-structural exterior repairs are exempt.
Exterior remodeling work, such as construction, reconstruction, alteration, repair, or demolition, cannot happen before 7:00 a.m. or after 8:00 p.m. from Monday to Friday. On Saturday, work cannot start before 9:00 a.m. or after 8:00 p.m. No work is allowed on Sunday or a statutory holiday unless the City gives a written noise variance under the Burnaby Noise or Sound Abatement Bylaw 1979, Bylaw No. 7332.
Burnaby says that if you completely replace all windows or cladding, you need a permit, except for single- and two-family homes. Building-envelope repairs to residential buildings usually require a building permit, but routine maintenance or minor repair work does not.
