Most Coquitlam lots sit on a slope, so a below-ground suite often means a walkout on one side and a retaining wall on the other. This changes how the doorway, stairs, and drainage all come together. A flat-lot design simply won’t work here.
Wet winters and heavy clay soil push water toward foundation walls. We plan the exterior entry with this in mind, adding proper drainage and grading so the entrance stays dry year-round. That local know-how is what makes Coquitlam projects different from a generic build.
Excavation and drainage
We start by digging the slope in stepped benches to avoid collapse in Coquitlam’s clay-heavy soil.
