Egress Window Installation

The well is anchored to the foundation with corrosion-resistant anchors to handle soil pressure without damaging the concrete.

For exterior doors, a sill pan flashing under the threshold catches any water that seeps past the door sweep and directs it outside. We seal the door frame to the weather barrier with a continuous bead of sealant, and we cut back the exterior cladding to keep a capillary break.

Bylaw Requirements for Suites

In Vancouver, legalizing a basement suite needs a Development and Building Permit before starting any construction. The suite must follow zoning rules and BC Building Code standards. This includes minimum ceiling heights and limits on how far below grade habitable rooms can be. You also need separate permits for electrical, plumbing, and gas work.

In Burnaby, each home can have only one secondary suite. A building permit is required for any suite conversion. The suite must meet BC Building Code standards and have a minimum floor area of about 30 to 32.5 square meters. All work must follow setback and size rules.

In Surrey, a basement suite must be registered with the City. A building permit is also needed. Zoning conditions and BC Building Code standards apply, and there is an annual service fee charged once the suite is legal.
