Paragon
That sinking feeling when you notice peeling paint or warped siding next to your upgraded front door. Exposed seams invite moisture into your walls during our long wet season, turning a cosmetic mismatch into a costly repair.
Homes here endure months of low-angle rain and heavy cloud cover, testing exterior surfaces differently than a quick summer shower. Siding and window trim that hold moisture too long can swell or rot before you see the damage, so material choice and tight installation are crucial in this climate.

Protect Your Home From Moisture
Peeling paint and cracked siding hurt your home’s look in Coquitlam. They also let moisture into your walls, which can cause rot and expensive repairs. Siding Replacement from Paragon Exteriors protects your home from our wet climate and improves its curb appeal.
We take off the old, damaged material and put on strong new siding that can handle months of rain. Your exterior shows the care you’ve taken with your property, without the worry of hidden water damage.
Sometimes a repair isn’t enough and your Coquitlam home needs a full exterior reset. Siding Installation gives you that fresh start, with materials chosen to handle our local weather.
Every warped panel or gap lets moisture get behind your walls. A professional installation fixes those weak spots, keeping out rain and giving you a maintenance-free exterior that looks great for years.
Siding Installation Techniques
In Coquitlam, we start siding replacement by removing the old cladding and checking the sheathing for rot. We then install a ventilated rainscreen behind the new siding. This creates a drainage plane that lets moisture escape. We often choose fiber cement because it resists swelling and does not support mold growth in our wet climate. We flash and seal joints to stop wind-driven rain from getting into the wall.
For windows and doors, we follow a similar moisture management method. We use nailing flanges with flexible flashing tape that overlaps the rough opening, directing water outward. Sloped sill pans under each unit channel any moisture to the outside, protecting the framing from Coquitlam’s long rainy season.
In Coquitlam’s rainy climate, the building envelope must handle bulk water and vapor. We install a continuous drainage plane behind the cladding, often using dimpled housewrap or furring strips to create a capillary break. This stops water that gets past the siding from wetting the sheathing. A well-detailed air barrier on the outside reduces drafts and prevents moisture-laden air from condensing inside the wall.
We adapt fastening patterns to local wind exposure. We use corrosion-resistant fasteners, usually stainless steel or hot-dipped galvanized, to resist the region’s constant dampness. Siding panels are nailed to studs closer together on windward sides to resist uplift during coastal storms. Flashing at all transitions, including deck ledger boards and window heads, is lapped in a shingle style to shed water without relying only on sealant.
Coquitlam Remodeling Permit Rules
For single-family and duplex homes, a building permit is needed for many exterior renovations. This includes building a new deck or balcony, changing structural parts, moving windows or doors, constructing new accessory buildings over 10 m², building retaining walls over 1.2 m high, attaching patio roofs or awnings, and any renovation that involves removing or replacing drywall or changing insulation or ventilation. No permit is needed to replace exterior cladding with approved materials, or to replace doors or windows without changing the rough opening size or location, or to repair individual deck parts like guardrails.
Construction noise for exterior remodeling, such as siding, deck work, window and door installation, and exterior painting with noisy equipment, is only allowed between 7:00 a.m. and 8:00 p.m. Monday to Friday and between 9:00 a.m. and 6:00 p.m. on Saturdays. Homeowners working on their own property can also create construction noise between 9:00 a.m. and 6:00 p.m. on Sundays or holidays. However, construction for profit or gain cannot create disturbing noise on Sundays or holidays without a noise exemption permit from the City.
While small sheds under 10 m² do not need a building permit, they and other exterior structures like decks and accessory buildings must still follow the City of Coquitlam Zoning Bylaw. This includes setback, site coverage, and height limits. Homeowners planning exterior remodeling that adds or enlarges decks, accessory buildings, or covered patio structures should confirm that the proposed location, footprint, and height meet the zoning rules for their property’s zone before permits are issued.
