Siding replacement that meets bylaws

Vancouver’s rain finds every crack in old siding and turns it into a moisture problem behind your walls. Strata rules add complexity, but the right siding replacement solves both issues. We pull permits, file the paperwork, and install weather-tight cladding that meets your building’s bylaws.

New siding stops the dampness that causes mold and rot while giving your home a fresh look. Every panel goes up to code, so you avoid the delays that slow down most Vancouver exterior projects.

Shade for your outdoor space

A patio cover changes how you use your outdoor space during Vancouver’s sunny months. Instead of going indoors when the deck gets too hot, you enjoy a shaded spot that stays cool all afternoon.

We design covers that fit your lot and meet strata height rules, blending in rather than standing out. It keeps furniture dry and gives you a usable outdoor area even when a light rain comes.

Vented rain screen assembly

Every siding job on Vancouver homes starts with a vented rain screen assembly. We create a gap behind the cladding by furrowing the wall with vertical battens. This gap allows wind-driven rain to drain and lets air circulate, drying out any moisture that gets past the outer layer. For cladding, we use fiber cement or modified wood products. These materials stay stable during wet winters and damp springs, which helps prevent swelling and fastener pop that can happen with less stable materials.

When replacing windows and doors, we add full pan flashing under the sill and lapped flashing over the head casing. The weather-resistant barrier is installed in a shingle style, with tape flashing at all openings. This setup directs any water that reaches the sheathing outward. Deck ledgers are mounted on spacers with metal flashing behind them. This breaks the path that moisture could take into rim joists in Metro Vancouver’s humid climate.

Building envelope performance

The building envelope in Vancouver must handle over 150 days of measurable precipitation each year, with moisture often coming in sideways due to the wind. Our design treats the entire wall assembly as a system. It includes a water-shedding exterior, a drainage plane, and a structure that can dry if it gets wet. We install layered weather-resistant barriers with all joints taped and overlapping from top to bottom. Flashing is integrated at every transition—windows, doors, deck ledgers, and band joists—so that bulk water never touches the sheathing.

We focus on allowing outward drying by using vapor-permeable membranes and avoiding interior polyethylene in older assemblies where moisture might condense. This lets Vancouver’s mild temperatures help dry from the inside out without trapping condensation. Behind the siding, we keep the drainage gap clear of debris to maintain an open air path from the soffit to the bottom weep screed, allowing any water that enters to exit safely. We also increase fastener patterns near gable ends and corners to resist strong wind pressure that comes through the Georgia Strait in fall and winter.

Vancouver permit requirements

In Vancouver, a building permit is usually needed for exterior remodeling that includes new construction, additions, structural changes, or building or changing a deck, garage, or shed. Minor non-structural exterior maintenance and repairs, along with exterior painting, typically do not require a permit. However, homeowners should contact the City to check if their specific siding, window or door, deck, or other exterior renovation work needs a permit before starting.

Construction noise from exterior remodeling on private residential property in Vancouver is allowed only between 7:30 am and 8:00 pm on weekdays and between 10:00 am and 8:00 pm on Saturdays. Noise is not allowed on Sundays or holidays. If work needs to be done outside these hours, such as early in the morning or late in the evening using power tools, the contractor must get a noise by-law exception permit.

According to Vancouver’s Zoning and Development By-law, decks and other accessory structures must follow height and siting rules. These rules include maximum heights for accessory buildings and required distances from property lines. This applies to exterior remodeling projects that add or significantly change decks, balconies, or detached accessory structures. The design and placement must meet these zoning limits and may need a permit review.
