Siding Installation Techniques

North Vancouver homes are made of wood frames. We start by removing the old cladding and replacing any rotten parts. Then, we install a weather-resistive barrier with vertical strapping to create a drained cavity. Fiber-cement and engineered wood are good choices because they resist moss and algae that can stain cedar on shaded north walls.

We install windows and doors with sloped sill pans and flexible flashing tape. This setup helps direct wind-driven rain away from the frame. For exterior trim, we use PVC or composite materials to handle the damp conditions, and we back-prime every cut before installation.

We apply coatings that are either 100% acrylic or acrylic-urethane in two finish coats over primer. These coatings include mildew-resistant pigments to work well in our wet, shaded environment. For deck framing, we use hot-dip galvanized or stainless fasteners, with taped joist tops and composite or cedar boards. This is important because coastal air can corrode plain steel quickly.

Drainage and Moisture Control

In North Vancouver, we focus on drainage first. The cladding hangs on strapping over a water-resistive barrier. North Vancouver Permit Requirements

In the City of North Vancouver, homeowners need a building permit for most construction, renovation, and demolition projects. This includes many exterior changes like additions, structural changes to decks, and major renovations. Minor non-structural work may not require a permit, but homeowners should check with the City’s Permits and Inspections department before starting any exterior remodeling.

The City of North Vancouver has a Noise Control Bylaw, 2021, No. 8885, which controls construction noise for exterior remodeling. Construction work and the use of equipment are allowed only between 7:00 a.m. and 8:00 p.m. from Monday to Friday, and between 9:00 a.m. and 5:00 p.m. on Saturdays. No construction is allowed on Sundays and statutory holidays. There are limits on continuous sound levels, and if work needs to happen outside these hours, a noise exemption can be requested. A Noise Control Construction Sign must be posted for certain larger projects.

Some areas of North Vancouver are under the District of North Vancouver’s rules instead of the City’s. In the District, a building permit is needed to change or add to an existing house, including most significant renovations. Homeowners do not need a permit for non-structural maintenance or minor repairs, or for decks less than 0.6 m above ground. However, permits are required for higher decks, structural changes, new additions, and work on heritage properties. Homeowners should confirm whether their address is in the City or District and follow the correct permit rules before hiring an exterior remodeling contractor.
