Membrane Installation Techniques
Liquid-applied membranes like polyurethane or PMMA cure into a seamless rubber-like sheet. This design removes seams at penetrations. Sheet systems made from reinforced PVC or TPO are heat-welded to create watertight laps.
Installation starts with a tapered mortar bed or pre-sloped underlayment board that has a minimum two percent grade. Fiberglass reinforcement strips are embedded into the wet membrane at inside corners, floor-wall transitions, and drain openings.
The membrane wraps up parapet walls and under door sills. It then receives a wear course of mineral cap sheet or urethane topcoat for pedestrian use.
The waterproofing layer serves as the main drainage plane above living space. It integrates with the wall’s weather-resistive barrier behind the cladding. A cant strip at the wall base helps with the transition so the membrane isn’t stressed at the right angle.
Through-wall flashings and metal drip edges direct water away from the building below. Where a balcony meets a door, the sill pan flashing must overlap the membrane upturn to keep the water-shedding surface continuous.

Local Bylaw Requirements
In the City of Burnaby, you need a building permit for work that affects a structure. For balcony membrane work, a permit may be required if the job impacts the building envelope, so be ready for possible inspections.
In the City of Vancouver, balconies on multiple dwellings can only extend up to 1.8 m into a required yard. The safety railing must not be higher than 1.07 m above the balcony floor. If your membrane project includes rebuilding or altering the balcony, these limits could affect your design approvals.
The City’s bulletin says balconies and decks usually cannot extend into required yards unless the district regulations allow it. If your membrane replacement involves changing the balcony assembly, your project may need to meet these zoning rules and permit requirements.
