Wet, swollen siding doesn’t just look bad, it compromises the structure behind it. That relentless dampness can silently rot the sheathing underneath, turning a simple upgrade into a much bigger job. This area can see that cycle spiral quickly if you don’t act before the next heavy rain.
This project also allows you to rethink your home’s curb appeal. Real woodgrain texture with a factory finish gives you the warmth and character of cedar without the endless scraping and staining, allowing for a modern, low-maintenance aesthetic that fits right into the neighborhood.

Siding That Resists Moisture
Engineered wood siding won’t swell or rot when wet. LP SmartSide combines treated wood fibers with waterproof resins. This makes it shed rain instead of absorbing it. In coastal areas like BC, this makes LP SmartSide siding in Vancouver a smart choice for the long term.
Our installers seal every seam to keep water from reaching the wall behind. You get an exterior that holds paint better, resists impact, and stays straight through freeze-thaw cycles. The result is a beautiful, low-maintenance finish that lasts.
North Vancouver’s steep hills and closeness to the ocean mean siding faces strong wind-driven rain and damp winter air. Standard wood cladding often starts to decay within ten years here, leading to costly repairs for homeowners. At Paragon Exteriors, we’ve helped many North Vancouver residents switch to siding that doesn’t suffer from moisture damage.
Many homes in Upper Lonsdale and Lynn Valley were built with cedar siding that now shows rot and warping. LP SmartSide installs quickly and handles the coast’s damp cycles without cupping or cracking. It’s the right material for a place where rain is part of daily life.
Technical Installation
LP SmartSide planks are made from engineered wood strands bonded with resins and waxes. They are treated with zinc borate to resist fungi. For homes in North Vancouver, we acclimate the siding on site and seal every cut with touch-up paint to stop moisture from wicking at exposed edges. We use stainless steel or hot-dipped galvanized nails as fasteners to resist corrosion from coastal air.
Installation starts with a weather-resistive barrier and vertical furring strips. This creates a ventilated gap behind the siding. The lap siding is blind-nailed through the top edge, and Z-flashing is added at horizontal joints to block wind-driven rain. We leave a 3/16-inch gap at butt joints and trim, then fill it with flexible sealant.
In North Vancouver’s rainy climate, the building envelope behind LP SmartSide siding works on a rainscreen principle. The siding sheds most water, but a small amount can get through. The air gap behind it helps equalize pressure and allows drainage, which prevents moisture from entering the wall cavity.
A vapor-permeable water-resistive barrier directs any water that gets in down to flashings at the bottom of the wall. Flashing details at windows and doors work with the barrier to direct water out. This setup allows the wall to dry to the outside while blocking wind-driven rain, keeping the sheathing and framing dry.
