When the inside says ‘renovated’ but the outside still shouts ‘original 1970s,’ it undermines your investment. That lingering gaze from passersby isn’t admiration; it’s confusion about what’s happening inside.
Homes here face relentless winter rains that can rot window frames and turn aging wood siding into a moisture trap. A deck that endures those wet months needs more than a seasonal stain to survive, making exterior upkeep about serious material defense.

Upgrade Your Home's Siding
When your home’s inside looks great but the outside is old, it feels off. In Burnaby, rain and damp air can damage worn siding, making it look bad.
Our Siding Repair service gives your home a fresh, modern look that matches your interior. We take off old, cracked panels and put on new siding that can handle wet West Coast weather, so your curb appeal improves.
While you’re updating your exterior, don’t forget about the gutters. Burnaby’s tree-lined streets mean leaves and needles can pile up quickly, making a simple task dangerous.
With Gutter Guards, you can keep debris out and let water flow freely without using a ladder. They protect your siding and foundation from overflow damage, helping your exterior refresh last longer.
Siding Solutions
Burnaby homes face long wet seasons. We recommend using fibre cement and engineered wood sidings instead of raw timber. These materials hold paint better and resist swelling that can crack caulk joints on older wood cladding.
Installation starts with removing the old layer to check the sheathing. We then flash windows and doors before putting on the new cladding. Panels are gapped according to the manufacturer’s guidelines to allow for expansion from the damp coastal air. This helps prevent wall buckling.
For decks and exterior paint, we follow the same wet-climate approach. Deck boards are spaced for drainage, and painted surfaces are back-primed before installation. This ensures the finish bonds well from both sides.
A rainscreen gap behind the siding is important for Burnaby’s wet climate. This gap lets any water that gets through the cladding drain and dry out, stopping it from soaking into the wall sheathing.
Flashing at window heads, sill pans, and deck ledgers directs water away from the framing. Fasteners are spaced to resist the wind that blows across Burnaby’s hillsides, keeping the cladding secure during winter storms.
Continuous exterior insulation keeps the wall warm enough to stop moisture from condensing inside. This thermal continuity is especially important on north-facing walls that may not dry fully between rain events.
Burnaby Permit Requirements
A permit is needed for work regulated under the Burnaby Building Bylaw 2016, Bylaw No. 13658. Changes to an existing home that do not add floor area but do change the exterior may need a permit. Adding or enlarging exterior features like decks, awnings, patio covers, fences, retaining walls, and hot tubs is seen as an addition that requires a permit. Only minor non-structural exterior repairs are exempt.
Exterior remodeling work, such as construction, reconstruction, alteration, repair, or demolition, cannot happen before 7:00 a.m. or after 8:00 p.m. from Monday to Friday. On Saturday, work cannot start before 9:00 a.m. or after 8:00 p.m. No work is allowed on Sunday or a statutory holiday unless the City gives a written noise variance under the Burnaby Noise or Sound Abatement Bylaw 1979, Bylaw No. 7332.
Burnaby says that if you completely replace all windows or cladding, you need a permit, except for single- and two-family homes. Building-envelope repairs to residential buildings usually require a building permit, but routine maintenance or minor repair work does not.
Imagine a local school in Burnaby with old siding that allowed moisture and drafts into classrooms. This problem threatened the building and increased maintenance calls. Our crew replaced the old siding with new, strong materials that kept out the weather. We worked carefully around the school’s daily schedule so classes could continue without interruption. Now, the staff does not worry about water damage or peeling paint, making the building safer and more secure.
Travel Time to Burnaby
When we go to a project in Burnaby, we usually start near Gastown and drive east on Water Street and East Hastings Street. We enter Burnaby at the Vancouver–Burnaby boundary using Boundary Road, often passing Commercial Drive. The trip takes about 15 to 25 minutes, but travel time can change based on where we are going in Burnaby and is much longer during rush hour.
In Burnaby, heavy winter rains and damp air can damage wood siding and trap moisture. This makes it important to use strong materials for exterior work. We suggest using fiber cement and engineered wood. Every installation includes rainscreen gaps, flashing at openings, and back-primed finishes to handle wet conditions on hillside homes. We provide siding replacement, gutter protection, composite decking, and exterior painting, all suited for the local climate. For example, composite decking projects usually cost between CAD 12,000 and CAD 25,000, while exterior painting ranges from CAD 4,000 to CAD 12,000. Most exterior work needs a permit, and work is allowed Monday to Friday from 7am to 8pm and Saturday from 9am to 8pm; minor non-structural repairs do not need a permit. Burnaby neighborhoods are a short drive from our Vancouver office.
