Older masonry walk-ups in the West End have original steel lintels that slowly rust behind painted trim. Meanwhile, curtain-wall buildings need flashing that works with modern rainscreen systems. In Downtown Vancouver, the right flashing choice depends on both the building type and BC’s wet-season persistence.

Flashing materials for downtown

Downtown Vancouver’s damp weather and salty air need stainless steel or copper flashing instead of basic galvanized metal. We use 304-grade stainless for head flashings and sill pans on high-rise window walls. This is important because corrosion from marine mist can damage plated steel in just a few seasons. Aluminum with a factory-applied Kynar finish also resists pitting on modern rainscreen facades, as long as it doesn’t touch concrete or masonry directly to prevent galvanic reaction.

Installation changes depending on the building type. On curtain-wall towers, the flashing system starts with a sub-sill pan that connects to the window frame’s drainage channels. This setup directs water out through weeps at each mullion. For heritage brick walk-ups, we cut reglets into mortar joints to insert stepped copper flashing. Then we seal the opening with a flexible butyl membrane that fills the gap between the old masonry and the new window buck. This layered approach captures wind-driven rain that comes through downtown’s building canyons.

Managing drainage in downtown

A window opening in a downtown Vancouver rainscreen wall acts as a pressure-equalized assembly. The exterior cladding and its vented cavity lower the air pressure difference that would push moisture through small gaps.
