Flashing System Parts

Common flashing materials include pre-finished aluminum, galvanized steel, and copper. These materials are custom-bent on site to fit each opening perfectly. Flexible self-adhering flashing tapes, often made of butyl or modified bitumen, create a strong air and water seal when applied over the rough sill, jambs, and head.

We install flashings in a drainage order. The sill pan goes in first, with upturned end dams and a back leg that overlaps the wall sheathing’s drainage plane. Side flashings overlap the sill pan and sit under the water-resistive barrier. The head flashing caps the top with a sloped profile that extends beyond the side flashings.

On the exterior face, we use a continuous bead of high-performance polyurethane sealant with a closed-cell backer rod. This setup allows for thermal movement without breaking the seal. Slip joints between metal flashings help manage expansion between materials.

Building Envelope Connection

A window or door opening interrupts the wall’s drainage plane, so flashing must redirect water outward. The design includes sloping surfaces and capillary breaks to stop moisture from pooling.

Each piece overlaps the one below in a shingle style, ensuring water always drains to the outside. The sill pan’s upturned back leg and end dams create a reservoir that directs any seepage out the front. Head flashings with a drip edge break the adhesion of water to the metal.

To keep thermal and moisture continuity, flashings connect with the water-resistive barrier behind the cladding. Fasteners are placed only in vertical sections to avoid creating holes in the drainage path, and we make sure that sealant joints act as a secondary barrier behind the primary lapped assembly.

Bylaw Requirements for Flashing

In Burnaby, if you replace windows or cladding on multi-unit or complex buildings, you usually need a building permit. Minor repairs often do not need a permit. If your project involves major building envelope repairs, you will need a permit and a registered professional. Before starting work on window and door flashing for larger buildings, check if your project requires a permit.

In Vancouver, one- and two-family homes do not need permits when replacing window or door assemblies in existing openings. This is true as long as you do not change the frame or need fire-resistive ratings. A simple like-for-like replacement with proper flashing usually does not require a building permit. However, if you enlarge, move, or create a new opening, you will need a permit.

Surrey’s noise bylaw limits exterior construction work, including window and door flashing, to between 7 a.m. and 10 p.m., Monday through Saturday. No construction for profit is allowed on Sundays unless you get a noise extension permit. If you hire a contractor for flashing, make sure the work happens within these hours to avoid issues with the bylaw.
