Dry Basements Start Outside
A damp and cold basement usually means there are problems outside. Moisture can seep through foundation walls or poor drainage, causing these issues. Fixing it from the outside is the best long-term solution.
We seal foundation exteriors, install proper drainage systems, and add egress windows that let in light without allowing water in. Our basement suites in Vancouver begin with a dry, solid shell to keep the interior safe for years.
Queens Park’s older homes and heavy rainfall create a perfect mix for basement moisture problems. Without proper waterproofing, even a nicely finished suite can smell musty or develop mold. Protecting the outside is very important here.
Many homes in Queens Park are built on clay-rich soil that traps water against foundations. We solve this with effective drainage systems and strong sealants that resist our rainy weather. The result is a basement that stays warm and dry, no matter the conditions.
Foundation Waterproofing
To convert a basement in Queens Park into a suite, we start with exterior excavation down to the footing. We clean the foundation wall and apply a smooth layer to prepare it for a rubberized asphalt waterproofing membrane. This membrane creates a strong barrier that stays flexible and seals small cracks over time. We then attach a high-density polyethylene dimple board over the membrane to protect it from backfill and to provide drainage to the footing drain.
At the footing, we install new perimeter weeping tile wrapped in filter fabric. This tile collects groundwater and directs it to a sump pit or storm sewer. We backfill the trench with clear, free-draining gravel to lower hydrostatic pressure against the wall. In Queens Park’s clay-rich soil, this gravel is essential because it stops water from getting trapped against the foundation, creating a drainage zone around the entire perimeter.
Egress windows, which are required for legal suites, are cut through the foundation and framed with steel lintels. The window well is placed in drainage gravel and has a corrugated metal liner that reaches the footing drain. Flashing connects the window flange to the waterproofing membrane, ensuring that water from the glass is directed away from the wall. The well has a sloped clear cover that sheds rainwater while allowing light into the suite.
In Queens Park’s wet climate, the basement suite’s building envelope must keep groundwater away from the inside. A positive-side waterproofing method places the barrier on the outside of the foundation, directly resisting soil moisture and pressure from water. This barrier runs continuously from the footing to above the final grade, creating a drainage plane that connects to the perimeter drain and directs water away before it reaches the wall.
We layer thermal protection outside the waterproofing. Rigid extruded polystyrene insulation boards are placed over the membrane, moving the dew point outside the foundation wall. This stops condensation from forming on the inside of the concrete when warm air meets the cold foundation in winter. In Queens Park, where clay soil holds moisture and spring thaw can saturate the ground, this insulation also protects against frost damage by keeping the soil near the foundation warmer.
At each egress window, we ensure that the assembly remains continuous. A flashing saddle integrated with the waterproofing membrane collects any water that runs down the wall above the window and directs it to the drainage layer. The window frame is sealed to the waterproofing with a flexible, non-curing sealant that allows for slight movement, ensuring the water-shedding surface stays intact throughout the life of the suite.
Queens Park Suite Regulations
Queens Park homes fall under New Westminster’s Zoning Bylaw. This bylaw treats a basement suite as a secondary suite with specific rules. Only one secondary suite is allowed per house, and it must be inside the main building. The floor area must be between 350 and 968 square feet and cannot exceed 40% of the home’s total floor area. No part of the suite can sit below the city’s flood construction level, so basement depth and grading are important.
Queens Park is zoned for single detached housing. A basement suite is only allowed if the property is in an RS district and meets all secondary suite requirements. Without meeting these zoning conditions, including size, proportion, and parking, the suite cannot be legally established.
Converting or building this suite requires a building permit under New Westminster’s Building Bylaw. You must submit compliant drawings and ensure the work meets current BC Building Code standards for secondary suites. This includes ceiling height, fire separation, egress, and a separate entrance.
