Paragon
Stains on your patio are just the beginning. Constant moisture from the rain can seep into tiny cracks, causing rot or spalling over time. Once that happens, cosmetic fixes won’t suffice.
A quality membrane protects the area under your deck. It turns a drippy void into usable storage. Properly sealed surfaces also prevent freeze-thaw damage in winter, extending the life of your home’s structure.

Protect Your Patio
When rain drips onto your patio, it’s not just an eyesore. Standing water can seep into the balcony structure, causing rot and costly repairs. A seamless membrane barrier stops moisture from reaching the framing.
Paragon Exteriors installs balcony membranes in Vancouver that bond directly to the surface, eliminating gaps and seams. This creates a waterproof area that stays clean, slip-resistant, and ready for use even in wet weather.
Mission’s heavy rain and humid air mean exterior surfaces rarely dry out. Without proper waterproofing, even a well-built deck can soak up moisture, attracting mould and breaking down materials faster than in drier areas.
Paragon Exteriors understands Mission‘s architecture well. We adjust membrane thickness, drainage slopes, and edge details to fit local building styles and conditions, ensuring your balcony lasts through years of West Coast weather.
Liquid Membrane Installation
In Mission’s damp climate, installers use liquid-applied membrane systems like polyurethane or PMMA. These materials cure quickly and bond well in high humidity. First, the deck surface is cleaned, primed, and sloped. Then, a base coat of resin is rolled on. A reinforcing fleece is embedded at seams, corners, and wall junctions to prevent cracking from foot traffic or temperature changes.
A second coat covers the fleece, and a final topcoat mixed with aggregate adds slip resistance when wet. At door thresholds and scupper openings, the membrane is thickened and graded with a trowel to manage standing water during Mission’s frequent rain. The entire surface is sloped toward drainage outlets.
A balcony membrane acts as a drainage layer that must work with the building’s weather barrier behind the siding. At the wall-deck intersection in Mission homes, stepped metal flashings overlap the membrane and tuck behind the cladding. This setup deflects wind-driven rain away, preventing it from soaking into the framing.
Trapped moisture in the deck can cause problems in coastal areas. To avoid this, the design allows moisture to escape through the membrane’s underside using vented edges or semi-permeable layers. Drip flashing at the outer edge of the deck directs water away from the fascia, stopping ice damming and rot during Mission’s long wet season.
Balcony Membrane Regulations
If your balcony membrane work involves structural changes, reconstruction, or significant alterations, you need a building permit under Building Bylaw 3590-2003. The project must follow BC Building Code standards for waterproofing, guards, and structural integrity. Check with the City of Mission to confirm if you need a permit before starting.
Mission’s building permit guide for decks, porches, and balconies states that you must use fire-resistive sheathing and heavy timber, one-hour fire-rated assemblies, or non-combustible construction. Any resurfacing must use fire-resistant materials, and existing guardrails (glass or metal) must be kept or replaced according to the code.
The Good Neighbour Bylaw 5524-2015 limits construction noise to certain daytime hours. Schedule grinding, hammering, and power tools during these times. If your work will create excessive noise, you may need written approval from the City of Mission.
We recently worked on a local school in Mission where several balconies had failing membranes. These membranes allowed water to seep into the building, which could damage the structure. We replaced each surface with a seamless liquid membrane and added drainage. We did this in phases to fit around their daily schedule. Now, the staff has durable, slip-resistant balconies they can trust, with no more worries about leaks.
Local Support for Balcony Membrane
We often handle balcony membrane work in Mission. We can get to you easily using Highway 1 and the Abbotsford–Mission Bridge over the Fraser River. The drive takes about 1 hour to 1 hour 20 minutes from our base. When we need supplies, we shop at local hardware stores like Fraser Valley Building Supplies and South Caribbean Supplies Ltd. This helps us support the community and makes every project feel connected to the neighborhood.
We install seamless balcony membranes in Mission to keep rain out and make a wet patio dry and usable. Our polyurethane or PMMA systems bond directly to the deck, creating a watertight, slip-resistant surface without seams. We customize membrane thickness, slopes, and edge details to handle Mission’s damp climate, and we add drainage flashings to keep moisture away from the framing. Costs usually range from CAD 8 to 20 per square foot, depending on the membrane material and any repairs needed. A building permit is often required, with fire-resistive materials specified by local code, and we are close to Mission for regular service.
