Effective Water Protection
Water stains on stucco show a problem—moisture is damaging the plywood and fasteners underneath. A balcony membrane stops that damage by sealing the surface completely, so rain cannot reach the structure below.
We take off the old surface, fix any rot, and then install a liquid-applied or sheet membrane that creates a single, seamless barrier. It’s the kind of balcony membrane in Vancouver that keeps exteriors dry during storms.
In Capilano, older homes with stucco exteriors and open balconies face heavy rain from October to March. If a membrane fails here, it can cause stains and lead to expensive repairs.

Balcony Membrane Installation
We start by removing old torch-on membranes to reveal the plywood sheathing. If we find any water-damaged areas, we cut them out and replace them with new exterior-grade plywood. After that, we sand the joints smooth and check that the surface slopes at least 2% toward the balcony drain or scupper.
For the wet winters in Capilano, we apply a two-component polyurethane liquid membrane in three coats. We embed a polyester fleece reinforcement at all inside corners and upstands. This fleece helps the membrane handle movement in the substrate, preventing cracks when temperatures change from near-freezing to mild fall days.
We extend the membrane up the stucco parapet by at least 150 mm. Then, we secure a stainless steel bar with mechanical fasteners and seal the top edge with polyurethane mastic. This prevents wind-driven water from getting behind the membrane and integrates the balcony seal with the wall cladding without relying on caulk alone.

The balcony deck is sloped toward a through-wall scupper or downspout. This design ensures no standing water collects against the stucco wall cladding. It helps reduce the risk of freeze-thaw damage to mortar joints and prevents capillary wicking into the building behind the balcony.
Balcony Membrane Regulations
For single-family homes in the District of North Vancouver, cantilevered decks or balconies on the front or rear of a building can encroach closer to lot lines by up to six feet. Balconies, verandas, and decks are limited to about 10% of the allowable gross floor area of the main building. This affects balcony membrane work because any enlargement or reconstruction of a balcony, such as rebuilding to install a new waterproof membrane system, must follow these siting and area limits to stay compliant. The District of North Vancouver guidance for decks in single-family zones says that elevated decks and balcony walking surfaces must have compliant guards. These guards must be at least 36 inches high for surfaces more than 2 feet above grade and at least 42 inches high for surfaces more than 6 feet above grade. The openings must be small enough to prevent the passage of a 4-inch sphere and designed to stop climbing. When replacing or upgrading a balcony membrane, any guard replacement or modification must meet these height and safety requirements, including having a proper top cap. The District of North Vancouver’s noise regulation makes it an offence to create construction noise from a project on Sundays or statutory holidays. It also restricts construction noise to between 7:00 a.m. and 8:00 p.m. Monday to Friday and between 9:00 a.m. and 5:00 p.m. on Saturdays. Exterior balcony membrane work, including demolition, preparation, and installation, must be scheduled within these allowed construction noise hours to avoid violations.
We worked on a local school in Capilano that has several connected wings. The old balcony membranes were letting water through, which could damage the stucco below.
