Effective Water Protection
Water stains on stucco show a problem—moisture is damaging the plywood and fasteners underneath. A balcony membrane stops that damage by sealing the surface completely, so rain cannot reach the structure below.
We take off the old surface, fix any rot, and then install a liquid-applied or sheet membrane that creates a single, seamless barrier. It’s the kind of balcony membrane in Vancouver that keeps exteriors dry during storms.
In Capilano, older homes with stucco exteriors and open balconies face heavy rain from October to March. If a membrane fails here, it can cause stains and lead to expensive repairs.
Many Capilano homes are on hillsides where wind-driven rain hits balconies hard. Original torch-on membranes often crack within ten years. We’ve replaced many of them for Capilano homeowners, restoring full waterproof protection.
Balcony Membrane Installation
We start by removing old torch-on membranes to reveal the plywood sheathing. If we find any water-damaged areas, we cut them out and replace them with new exterior-grade plywood. After that, we sand the joints smooth and check that the surface slopes at least 2% toward the balcony drain or scupper.
For the wet winters in Capilano, we apply a two-component polyurethane liquid membrane in three coats. We embed a polyester fleece reinforcement at all inside corners and upstands. This fleece helps the membrane handle movement in the substrate, preventing cracks when temperatures change from near-freezing to mild fall days.
We extend the membrane up the stucco parapet by at least 150 mm. Then, we secure a stainless steel bar with mechanical fasteners and seal the top edge with polyurethane mastic. Since hillside homes face wind-driven rain, we fully adhere the membrane with epoxy primer to the plywood substrate. This method eliminates voids where water could pool. Every penetration, like railing posts and conduit, is sealed with custom-fabricated pipe boots and a secondary sealant collar. This creates a shingled overlap that directs water outward.
The balcony deck is sloped toward a through-wall scupper or downspout. This design ensures no standing water collects against the stucco wall cladding. It helps reduce the risk of freeze-thaw damage to mortar joints and prevents capillary wicking into the building behind the balcony.
