Siding and Trim for Coastal Areas
For homes near Semiahmoo Bay, we install fiber cement or engineered wood siding. We follow manufacturer guidelines for butt-joint gaps to allow for expansion in damp conditions. For window and door replacements, we use fully welded vinyl or fiberglass frames. Each frame is sealed with flexible flashing tape at the rough opening before we set the unit. We start exterior painting with power washing and scraping. Then, we apply a coat of high-solids acrylic latex primer to help the paint stick to weathered surfaces.
Decks in White Rock use pressure-treated structural framing. We also use stainless steel hangers and fasteners to resist the corrosive coastal air. We space deck boards slightly wider to help with drainage and reduce standing moisture after rain.
A weather-resistant barrier over the sheathing creates the main drainage plane. We overlap it in a shingle pattern to shed water that gets past the siding. This water flows down to a metal drip edge at the bottom of the wall. At windows and doors, we use flexible self-adhered flashing to connect the opening with this drainage plane. Fasteners through the cladding and rainscreen battens into the studs use corrosion-resistant screws. We avoid overdriving them to keep the drainage space clear and prevent warping.
White Rock Bylaw Requirements
For most exterior remodeling on a single-family home in White Rock, such as repairing, renovating, or adding to an existing building, or constructing, covering, or enclosing a porch or sundeck, a building permit is required. If the value of exterior renovations is more than 50% of the building’s current assessed value, the entire building must meet the BC Building Code and City bylaws. This means larger exterior remodels trigger full-code upgrades.
Exterior construction and renovation work, including altering or repairing any building or structure and using construction equipment, is usually limited to 7:30 a.m. to 7:00 p.m. Monday through Friday and 9:00 a.m. to 7:00 p.m. on Saturdays. On Sundays and BC statutory holidays, homeowners can do their own work on their property, but no hired trades can perform construction for profit. In special cases, written approval from the City is needed to work outside these hours, so professional exterior remodeling crews must plan their work within these allowed times.
In the RS-1 single-family residential zone, main buildings and other structures like decks or accessory buildings must follow minimum setback rules. Typically, this means keeping new or expanded exterior elements about 7.5 m from front and rear lot lines and 1.5 m to 3.8 m from side lot lines, depending on conditions. Therefore, new or expanded exterior elements must be designed and placed to respect these setback distances from property lines.
