Framing and Materials
The frame starts with pressure-treated posts set in concrete footings below the frost line. Beams use doubled 2x material, sized to span the space between posts without sagging. Joists run perpendicular and are hung with galvanized metal connectors that resist corrosion in Metro Vancouver’s damp climate.
Decking options include clear western red cedar, capped composite boards that resist fading, and pressure-treated lumber that takes stain well. Composite decking uses hidden fasteners for a clean look, while cedar and treated wood are face-screwed with coated deck screws to prevent rust streaks.
Where an addition connects to the house, the ledger board is bolted through the existing rim joist and sealed with continuous Z-flashing tucked behind the siding. This flashing directs water away from the ledger, preventing rot at the wall. A gap between the siding and the deck framing allows air to dry any moisture.
For covered additions, the roof structure connects to the house with a similar flashing detail and uses independent footings to support the load, avoiding stress on the existing wall. The deck surface slopes away from the house, and gaps between boards let rain drain straight down so water never pools against the structure.
Bylaw Requirements for Additions
In the City of Vancouver, the Vancouver Building By-law No. 12511 requires a building permit for any addition or change to a building. This includes adding new floor space, decks, or enclosed porches. You must get this permit before starting work to meet safety and building standards.
In Surrey, the Noise Control By-law, 1982, No. 7044 allows construction noise for home additions only from Monday to Saturday, between 7:00 a.m. and 10:00 p.m. Homeowners can do quiet work on Sundays, but professional contractors cannot.
In Burnaby, the Noise or Sound Abatement Bylaw 1979, No. 7332 limits construction for home additions to weekdays from 7:00 a.m. to 8:00 p.m. and Saturdays from 9:00 a.m. to 8:00 p.m. No work is allowed on Sundays or holidays. Continuous noise from construction must not go over 85 dBA, measured at least 15.2 m from the source in residential areas.
