Effective Thermal Barrier
When exterior walls are not insulated well, cold air and moisture can enter. This raises heating costs and makes rooms uncomfortable. Exterior insulation forms a solid thermal barrier that stops these issues before they reach the wall cavity.
We install rigid insulation boards directly over the sheathing and under new siding. This method removes thermal bridging and seals every gap. The result is a home that stays warm in winter, cool in summer, and safe from moisture damage.
West Bay’s coastal area exposes homes to moisture, wind-driven rain, and chilly damp air that can harm old exterior walls. In West Bay, many houses were built before modern insulation standards, making them prone to drafts and rot.
Adding exterior insulation boosts your home’s thermal performance without taking away interior space. This is important in West Bay’s closely spaced properties. It also helps prevent mold and mildew that thrive in our damp climate, protecting your investment.
Moisture-Managed Board Installation
We begin by removing old siding to check the sheathing for rot, which is common in West Bay’s damp climate. After making any needed repairs, we apply a water-resistant barrier over the sheathing. This acts as a second drainage layer.
We then attach rigid insulation boards, which are strong and moisture-resistant, directly to the studs through the barrier. We tape all seams to form a continuous air barrier, which helps prevent thermal shorts.
Next, we install furring strips over the insulation to create a vertical vented space before hanging new siding. This rainscreen gap allows moisture to drain and dry, which is crucial for long-term performance during West Bay’s rainy winters.
Placing the insulation outside the sheathing moves the dew point outside the wall cavity. This stops condensation on the framing when warm indoor air meets cold, damp outdoor air typical of West Bay. The continuous insulation layer also prevents thermal bridging through wood studs, which can cause heat loss in older homes. A well-drained and ventilated rainscreen behind the siding directs any water that gets through the cladding away, allowing the air gap to dry the wall quickly. We design fastening patterns to transfer wind forces from the siding through the insulation into the structural sheathing. This keeps the assembly strong against the strong winds common to West Bay’s coastal area.
West Bay Construction Noise Rules
The Noise Control Bylaw No. 4404, 2005 limits construction noise for exterior insulation work on West Bay homes to Monday–Friday from 7:30 a.m. to 5:30 p.m. and Saturday from 8:00 a.m. to 5:00 p.m. No work is allowed on Sundays or holidays, so Paragon Exteriors must schedule cutting, fastening, and power-tool activities within those hours.
This bylaw also sets a maximum daytime construction noise level of 80 dBA at nearby properties. This means the loudest equipment and processes Paragon uses during exterior insulation installation must stay within that limit at the point of reception.
District of West Vancouver construction guidelines require that site-operation hours for exterior insulation projects comply with Noise Control Bylaw No. 4404, 2005. If work must continue beyond those permitted hours, Paragon Exteriors needs to apply to the District for an Order of Non-Enforcement before working outside the standard schedule.
