Seamless Home Additions
A well-designed addition does more than add space—it keeps the look of your home’s exterior from the street. Paragon Exteriors focuses on building out, not up, so your new area blends with the original siding, trim, and windows.
We match cladding materials, window styles, and paint colors to make the addition look just like the original structure. For over a decade, our home additions in Vancouver have created expansions that keep curb appeal and property value high.
In Heritage Mountain, a sloped lot and view corridors mean additions need careful planning. Paragon Exteriors designs expansions that work with the slope, so your home’s exterior profile stays natural and clear.
Heritage Mountain’s rainy winters require exterior materials that resist moisture and mold. We use fibre cement siding, well-flashed windows, and strong decking to make sure your new space can handle the coastal climate while matching your home’s current look.
Foundations and Cladding Techniques
In Heritage Mountain’s varied terrain, home additions often start with stepped concrete footings or engineered piles. This allows the new footprint to follow the natural slope without too much digging. Foundation walls stay at a consistent height above ground, ensuring a straight cladding line where the ground drops. On steeper lots, posts and beams lift the floor above grade, helping with drainage below.
Exterior walls are framed with 2×6 lumber. This provides a deeper space for insulation that suits the damp coastal climate. Sheathing goes over a weather barrier, followed by vertical strapping that creates a rainscreen gap. This gap allows trapped water to escape. Fibre cement lap siding and panels are often used for their durability in wet winters. Cedar or prefinished trim matches the original house where possible.
Windows and doors are installed in flashed openings with sill pans and taped jambs before the cladding is put on. Trim widths, corner boards, and reveal lines are sized to match the existing exterior, creating a unified look. Paint or stain is applied last, after the caulking cures, to match the original color.
At the junction of new walls and the existing structure, it is important to keep the drainage plane, air barrier, and insulation continuous. This seam is vulnerable to water and air leaks. Step flashing directs water away from the old cladding, while the new walls keep their rainscreen gap to ensure any moisture that gets in can drain and dry. A thermal break at the connection stops heat loss through the new framing.
Heritage Mountain’s long wet winters require good water management. Sill pans are installed under every window, kick-out flashing is used where walls meet lower surfaces, and a weep screed at the cladding base helps drainage at grade. Because most lots are sloped, new foundations are built on footings that step down the slope, with perimeter drainage to divert water before it reaches the joint with the original structure.
Floor and wall framing is secured to the existing structure using engineered connectors that are designed for the load. This follows coastal BC standards for wind uplift and seismic movement. Cladding fasteners are installed according to the manufacturer’s instructions and are corrosion-resistant, which is necessary in coastal areas. Special care is taken with corners, joints, and penetrations, as these spots are most likely to be affected by wind-driven rain.
Permit Requirements for Additions
For a home addition in Heritage Mountain, you need a building permit from the City of Port Moody before starting construction. This includes expanding the house footprint, adding enclosed living space, or making major exterior changes. You must submit applications through Port Moody’s eServices portal and follow the building bylaw’s technical requirements.
Home additions must also follow Port Moody’s zoning bylaw setbacks for single-family lots. This usually means a front yard depth of about 6.0 m, side yards of at least 1.5 m (wider for corner lots), and rear yard setbacks of at least 1.5 m. Any addition that gets close to property lines may need a variance.
Permit drawings must show existing and proposed setbacks to property lines, natural and finished grades, and the first-storey floor elevation. If your addition includes exterior stairs, retaining walls, or steps, those details must also be included to ensure safety and height rules are met.
