Improve your entryway's safety

A dark basement suite entrance can make tenants second-guess their visit before they even step inside. That hesitation can cost you weeks of vacancy when rental demand is competitive. The right exterior setup creates a welcoming, secure space.

Choosing the right features also protects against damp winters, keeping the interior dry and comfortable. Noise from the street can be a concern, but a well-sealed installation minimizes sound transfer. These upgrades enhance curb appeal and make the suite more livable year-round.

Bright Weatherproof Entrances

A dark, cramped entry can make even the best basement suite feel uninviting. Our exterior upgrades focus on the entrance, making it bright and secure to attract tenants and guests.

We replace old doors with insulated, weather-sealed units and add energy-efficient windows where natural light is low. From basement suite upgrades in Vancouver to complete exterior makeovers, we create an entrance that is safe, dry, and visually appealing.

Local Weather Challenges

North Vancouver’s coastal rains and cooler temperatures test exterior entrances. A poorly sealed door or window can let in moisture, drafts, and even mold around your suite’s entry.

Many homes here are on sloped lots, making basement walk-ups especially vulnerable to water runoff. We know the unique needs of North Vancouver properties, from hillside drainage to heritage character, and our weatherproof installations are built to keep your suite dry and welcoming all year.

Basement Suite Installations

For basement suite entry doors in North Vancouver, we use fiberglass or steel doors with thermally broken frames and weatherstripping that can handle constant dampness. The door slab has a factory-applied, marine-grade finish to resist peeling from rain and UV rays. We also use stainless steel hinges to prevent rust in coastal air.

For window installations at ground level, we start with a sloped sill pan made of rigid PVC or aluminum, placed over a continuous bead of sealant. We cover the opening with a self-adhered membrane, working from the bottom up so each layer overlaps the one below it, connecting with the housewrap behind the siding. On hillside lots, we add a metal diverter at the top to redirect runoff from the slope above the entry well.

Drainage Solutions

North Vancouver’s heavy rainfall means every exterior opening must work as part of a drainage system. Our basement suite door and window installations follow a water-shedding pattern by overlapping flashings like roof shingles, directing moisture away from the wall cavity and onto the outside cladding.

At the foundation wall, we extend the drainage system down past the sill plate and overlap it with the damp-proofing or waterproofing layer. This prevents moisture from rising into the wood framing.

North Vancouver Basement Suite Bylaws

In the City of North Vancouver, a basement suite is treated as an accessory secondary suite. It must be fully inside the main home, between 400 and 968 sq ft (or up to 40% of the total floor area), and the owner must live on the property. Any exterior work to create or legalize a suite, like a new entrance, egress windows, or changes that alter floor area, requires a building permit and must follow these zoning rules. The City also requires compliance with the BC Building Code for items such as egress window size, fire separation, and smoke alarms. This means that window and door installations must support code-compliant egress and fire safety.

In the District of North Vancouver, adding or legalizing a basement suite requires a building permit and registration with the District for utility charges. The suite cannot exceed 1,399 sq ft or 49% of the home’s total floor area, must be attached to the main house, and must meet off-street parking requirements. Any exterior work that creates or changes a suite entrance, stairs, doors, or window openings must align with a District building permit and suite registration, and must stay within the size, attachment, and parking limits.
