That dark stairwell can look better. Our basement suite in Vancouver brightens street-level entries with good lighting, drainage, and strong materials that resist the coast’s heavy rain.
We dig out and waterproof the walkway, put in wide stairs with non-slip treads, and create a covered landing. This gives you a bright, code-compliant entry that attracts tenants instead of pushing them away.
On Chartwell‘s sloping lots, a below-grade suite deals with constant groundwater pressure and runoff from the street above. A regular stairwell won’t hold up here without strong waterproofing and a solid drainage plan.
We design each entry to direct water away from the door, using deep French drains and marine-grade sealants. The steep terrain means every landing and railing must follow West Vancouver’s strict safety codes, which our team handles every day.
Basement Entry Construction
We dig to the right depth and use temporary supports to protect the foundation. In Chartwell’s dense soil, we often choose sloped cuts instead of full retaining walls. This helps save money while keeping everything stable. After digging, we pour a reinforced concrete shell for the stairwell against the soil. We also add footing drains that connect to the perimeter drain system.
The waterproofing starts with a flexible liquid membrane on the outside of the concrete. Next, we roll on a drainage composite with a filter fabric that directs water down to the gravel-packed footing drain. At the bottom of the stairwell, a trench drain collects surface water before it can reach the door.
For surfaces we walk on, we use textured concrete or interlocking pavers on a compacted base that slopes away from the building. Galvanized steel guardrails with tempered glass panels keep sightlines clear while meeting local height and load standards.
Below-grade entries break the foundation’s waterproofing, so we need to treat the stairwell walls and floor as part of the building envelope. We overlap the new liquid membrane with the existing waterproofing to ensure water drains properly. All openings, like the sump pump discharge or light conduits, are sealed with gaskets and sealants that can handle hydrostatic pressure.
At the top of the stairwell, metal flashing and a drip edge guide roof and surface water away from the entrance. The walls are covered with a ventilated rainscreen system made of pressure-treated strapping and fibre-cement panels. This setup allows moisture to dry outwards. In Chartwell’s wet winters, this gap helps prevent the sheathing and framing from getting too wet.
To stop thermal bridging at the foundation-stairwell junction, we add a layer of extruded polystyrene insulation over the waterproofing, topped with a dimple sheet. This keeps the concrete warmer and reduces condensation on the exterior walls, helping the space stay dry all year.
Chartwell basement suite bylaws
In Chartwell, your basement suite must be part of the main house. Detached suites aren’t allowed under West Vancouver’s Zoning Bylaw No. 4662. Any exterior or structural changes, like adding a separate entrance, must meet the bylaw’s conditions for basement-storey suites before the district will issue a permit.
Renovation noise is regulated. West Vancouver’s Noise Control Bylaw No. 4404 limits construction work to weekdays from 7:30 a.m. to 5:30 p.m. and Saturdays from 8:00 a.m. to 5:00 p.m. No noisy work is allowed on Sundays or holidays, so plan your basement suite project schedule accordingly.
West Vancouver regulates secondary suites as development. Any basement suite project in Chartwell will need municipal review and a building permit before work starts.
