Basement suite regulations
Under Vancouver’s Zoning and Development By-law No. 3575, a habitable room in a basement suite cannot be 1.2 metres or more below the finished grade of the adjoining ground. This depth limit affects how exterior grades, window wells, and walkouts are designed for a basement suite in the West End.
The R1-1 District Schedule within the same bylaw controls window wells and sunken entrances. Window wells may extend no more than 1.0 metre from the wall. A sunken entrance to a street or rear yard cannot project more than 3.1 metres into the required yard. The total width of all lowered surfaces cannot exceed the lesser of half the building width or 4.6 metres. This means any excavation for larger windows, new doors, or stairways must stay within these limits.
Construction noise in the West End follows the City of Vancouver’s Noise Control By-law No. 6555. Loud exterior work, such as cutting openings or demolition, is only allowed Monday through Friday from 7:30 a.m. to 8:00 p.m. and Saturdays from 10:00 a.m. to 8:00 p.m. Work on Sundays and holidays requires a special exemption, so scheduling noisy tasks around these hours is important.
