Moisture-Resistant Materials
In Hatzic’s rainy climate, we use ground-contact pressure-treated lumber for posts and joists. For decking, we offer naturally rot-resistant cedar or capped composite boards that resist moisture. All fasteners and structural screws are stainless steel or double-hot-dipped galvanized to avoid rust and failure.
We focus on ventilation and drainage during installation. We leave a 6 mm gap between deck boards to allow for expansion and let water flow through instead of pooling. We apply adhesive flashing tape on joist tops to seal fastener holes, and we use post-base standoffs to keep beams off concrete footings, breaking the moisture path from the ground.
Railing posts are through-bolted to doubled rim joists or blocking, not just surface-screwed. This keeps them stable when the wood swells and shrinks with Hatzic’s changing seasons. We also slope the deck surface at least 2% away from the house to quickly shed water.
Where the deck ledger meets the house in Hatzic, managing water is crucial. We create a drainage plane by installing a stand-off ledger with stainless washers, leaving a 10 mm gap behind the board. A metal Z-flashing goes under the siding’s weather barrier and overlaps the ledger, directing rain away before it can reach the sheathing.
To resist lateral loads on railings, we anchor guard posts into the rim joist with structural through-bolts and tension ties, not lags. This setup handles the force from people leaning on wet, heavy rails without depending on the decking. In Hatzic’s soft, moisture-sensitive soils, we size footings to spread the load and prevent frost heave, keeping the whole structure stable.
Hatzic Decks Permit Requirements
The Good Neighbour Bylaw 5524-2015 limits construction noise for decks and railings to between 7:00 a.m. and 8:00 p.m. from Monday to Saturday, and between 9:00 a.m. and 5:00 p.m. on Sundays and holidays. Work outside these hours that disturbs neighbors is usually not allowed unless the City grants a specific exemption. The Building Bylaw 3590-2003 includes BC Building Code requirements and local rules for decks and guards. For decks and attached railings, guards are needed where a walking surface is more than 600 mm above the ground or a retaining structure. Building permits are usually required for new or significantly changed decks. Deck construction and guard installation must follow the structural and safety standards in the bylaw. Mission’s single-family dwelling guidelines say that exterior decks, porches, balconies, and external stairs must be made with fire-resistive or non-combustible materials and have glass or metal deck railings. For raised decks, the underside and a perimeter band of at least 1 m around the structure must be covered with non-combustible materials to lower wildfire and ember exposure.
