Trapped moisture can silently rot the wooden substrate, turning a small leak into a structural hazard. A compromised deck on an elevated home here isn’t just unsightly; it can become a serious safety risk.
A quality membrane not only manages rain but also enhances your outdoor space. It offers a clean, finished surface, allowing you to arrange furniture and planters without worrying about damaging a delicate waterproof layer.

Protection from water damage
A leaking balcony can ruin more than just a Sunday barbecue. Water seeps through cracks and worn surfaces, slowly damaging the plywood and framing underneath. A well-installed balcony membrane in Vancouver prevents that damage before it spreads.
The repair involves stripping the surface down to a solid base. Then, a liquid-applied membrane is rolled or troweled on. This membrane cures into a single, rubber-like sheet. It wraps around the walls and drains with no seams for water to find. The result is a deck surface that stays safe to walk on while shedding every drop of rain.
Burke Mountain balconies face a serious threat. Heavy rain hits the hillside from October through spring. Many homes sit on sloped lots where drainage already runs fast. A failed membrane here can cause water to damage not just the deck but also the living space below.
The newer homes across Burke Mountain often have large outdoor decks with mountain views. These elevated areas catch strong winds and rain that push moisture into every tiny gap. A strong, UV-stable membrane can handle both the wet season and the summer sun without cracking or peeling.
Liquid Membrane Installation
On a Burke Mountain slope, the deck surface is stripped down to solid plywood and checked for rot. A moisture-resistant primer bonds the wood to the liquid membrane. The primer’s sticky surface helps the first coat of elastomeric resin stick tightly, preventing separation during heavy rain.
Installers embed a polyester reinforcing fleece into the wet first coat across all deck joints, wall transitions, and drain openings. A second coat fully covers the fleece, creating a continuous rubber-like sheet that flexes with structural movement without tearing. On steep lots, the membrane’s edges are built up to direct rapid runoff into drains.
A UV-resistant topcoat, usually an aliphatic polyurethane, is spread over the cured membrane. This layer protects Burke Mountain decks from the summer sun while keeping them waterproof. The finished surface sheds rain and snowmelt while remaining safe to walk on.
The balcony membrane on a Burke Mountain hillside acts as the main drainage layer over the finished space below. It must overlap under wall coverings and over metal flashings so every drop that runs down the building is directed onto the waterproof surface and out through scupper drains. At door openings, a pan flashing embedded in the membrane seals the threshold against wind-driven rain.
The system must move without breaking its watertight seal. Coastal air filled with moisture causes wood-framed decks to expand and contract with the seasons. An elastomeric membrane stretches and compresses with the surface, covering small cracks that could let water into the framing.
Wind loads on exposed decks can push rain sideways and uphill at parapet junctions. Membrane upturns are raised high above expected water buildup and capped with counter-flashing to stop moisture from wicking behind. The UV-resistant topcoat keeps the membrane flexible during intense summer heat and winter saturation.
Burke Mountain construction regulations
Construction-related noise for balcony membrane replacement in Burke Mountain is limited to 7:00 a.m.–8:00 p.m. Monday to Friday and 9:00 a.m.–6:00 p.m. on Saturdays. Contractors cannot work on Sundays or holidays, but homeowners may work on their own property during those times. For balcony projects, guards must meet the minimum height in the BC Building Code, and the design must follow setback and projection rules. Membrane work must not change guard height or configuration below BC Building Code minimums and must respect existing limits. Coquitlam’s Good Neighbour Construction guidance confirms that construction noise is allowed only during the specified hours, and special permission is required for work outside these times.
We recently completed a project at a local school in Burke Mountain. This school had several exterior balconies with old membranes that were leaking water into the building. We replaced these systems with a liquid-applied membrane in planned phases. We worked around their daily schedule to keep the campus running smoothly. Now, the balconies are watertight and no longer leak, allowing the maintenance staff to focus on other important tasks without worrying about water damage.
Local Access and Support
We regularly install balcony membranes in Burke Mountain as part of our exterior work in Metro Vancouver. We can easily reach the area using Highway 1 and Coast Meridian Road, which usually takes about 35 to 50 minutes from Downtown Vancouver. While we are on site, we often get materials from local hardware stores like Windsor Plywood, Coquitlam and The Home Depot, Coquitlam. This helps us support nearby businesses. We also support the local community here by picking up materials from hardware stores like Windsor Plywood Coquitlam and RONA Coquitlam.
In Burke Mountain, heavy rain and sloped lots can cause hidden rot on balcony decks. We use seamless waterproof membranes, either liquid-applied or sheet vinyl, that bond to the surface and flex with movement, protecting the area below. The installation process includes stripping to solid plywood, priming, embedding reinforcing fleece, and adding a UV-resistant topcoat. Local noise bylaws restrict work hours to 7 a.m. to 8 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, and guard heights must follow the BC Building Code. Costs depend on the membrane type and subfloor condition, usually ranging from CAD 4,000 to CAD 14,000. We regularly serve Burke Mountain and can quickly reach the area from our Metro Vancouver base.
