We use a drainage plane and flashing details to direct water away from the wall. The stone is sealed with a breathable coating that resists stains while allowing moisture to escape. This results in a low-maintenance finish that lasts through many rainy seasons.
Hatzic is in the Fraser Valley, where homes experience heavy rainfall and damp conditions for much of the year. Exterior materials that can’t handle moisture quickly show signs of wear.

Stone Veneer Installation
Installing manufactured stone veneer starts with a weather-resistant barrier and a drainable mat, especially in high-exposure areas. In Hatzic, we use a polymer-based rainscreen mat instead of foam. This choice compresses less and keeps a continuous capillary break. The metal lath must be hot-dip galvanized or stainless steel. This is important to resist the acidic moisture found in Fraser Valley soils and fog.
We apply scratch-coat mortar to the lath for full embedment. If the weather is dry, we cure it under damp burlap. The stone units are back-buttered and pressed into a setting bed. We tool the joints to be concave to help shed water. We only use breathable silane-siloxane sealers. These sealers keep vapour permeability while blocking efflorescence.
At the base, we use a two-piece Z-flashing and weep screed to lift the veneer above grade. This prevents wicking from saturated ground. Head flashings and kickout diverters at roof-wall intersections are also essential. These details help ensure that every stone surface can dry out properly.
The stone cladding acts as the first layer of a pressure-equalized rainscreen. The 10-15 mm drained and vented cavity behind the stone allows bulk water to exit at base weeps. Air movement helps with drying. This cavity is important in Hatzic’s climate, where wind-driven rain can soak the outer face for days, but the wall assembly still needs to dry outward.
Next, we integrate flashings with the drainage plane. The water-resistive barrier overlaps shingle-style over the flashings. Pan flashings at windows slope to the exterior and drain through end dams. We do not rely on sealant as the main waterproofing. Instead, the design of lapping and flashing directs water down and out by gravity, even during heavy rains in the valley.
This method separates the aesthetic stone layer from the structural sheathing. Any moisture that gets past the cladding is caught by the rainscreen cavity and removed. This keeps the dew point outside the sheathing and prevents rot in the framing, which is crucial for long-term durability in the damp Pacific Northwest.
