Surface Preparation and Coatings
Good adhesion starts with cleaning. We power-wash to remove dirt and chalk. Then we scrape and sand any loose or peeling paint. We spot-prime bare areas with a bonding primer that matches the surface.
For strata exteriors, we use 100% acrylic latex paint. This paint offers flexibility and UV resistance. We apply two full coats using a spray method with back-rolling to ensure even thickness. For stucco, elastomeric coatings can be used to bridge cracks.
Exterior paint serves as a weather barrier. It needs to shed liquid water while letting water vapor escape from the wall. This prevents trapped moisture that can cause peeling and rot. We choose coatings with the right perm ratings for the type of cladding.
Sealed joints and flashings are very important. We check and renew sealant at all penetrations and transitions to keep the drainage plane intact. In rainscreen assemblies, we make sure the coating does not block the ventilation gap or weeps, allowing water to drain freely behind the cladding.
Strata Repainting Bylaws
In the City of Vancouver, the Noise Control By-law No. 6555 limits construction noise, like power-washing and spraying, to 7:30am–8pm on weekdays, 10am–8pm on Saturdays, and it is not allowed on Sundays and holidays unless an exception permit is obtained. Strata repainting must follow these hours.
For strata buildings in a heritage conservation area or those that are protected, the City of Vancouver’s Heritage Property Standards of Maintenance By-law No. 11351 requires a Heritage Alteration Permit before starting repainting. This bylaw expects exterior finishes to be free of peeling paint and grime, so any work must meet the colour and method conditions tied to that permit.
In Burnaby, the Noise or Sound Abatement Bylaw 1979 (Bylaw No. 7332CC, consolidated) prohibits construction-related repainting noise between 8pm and 7am on weekdays, after 8pm on Friday until 9am on Saturday, and all day Sunday and on statutory holidays. Continuous noise must stay below 85 dBA at 15.2 m from the source.
