Protecting Your Stone Veneer
Stone veneer adds great curb appeal, but Silverdale’s damp weather can harm it. Unsealed surfaces soak up moisture, causing mineral streaks and dark patches within a year. Paragon Exteriors keeps your stone looking good from day one with proper sealing and strong installation.
The process starts with a weather-rated sealant that keeps water out while allowing the stone to breathe. We apply it over carefully fitted veneer so nothing shifts or cracks with temperature changes. The result is a clean, dry finish that maintains its colour year after year—supported by stone veneer for Vancouver homes designed for the rainy months.
Silverdale is located in Mission’s hillside, where rainfall is heavier than most of Metro Vancouver. This extra moisture sticks to exterior surfaces, making stone veneer vulnerable to algae and efflorescence unless sealed properly from the start.
Homes here are often ranchers and split-levels with large street-facing walls that catch every downpour. A well-done stone exterior can turn that exposure into a benefit—giving your Silverdale home a polished look that withstands the weather without constant maintenance.
Silverdale Stone Veneer Installation
We install manufactured stone veneer over a drainage mat. This mat helps moisture move away from the mortar. A metal lath is attached over the mat, and a polymer-modified scratch coat is applied to hold the lath in place before we set the stone units. This layered system allows moisture to drain out through weep screeds at the bottom.
After placing the stone, we treat every exposed surface with a silane/siloxane sealer. This sealer bonds with the surface, repelling water while allowing vapor to escape from the mortar. This process helps prevent Silverdale’s heavy rain from being absorbed, reducing efflorescence and mineral staining.
Silverdale’s position on Mission’s slopes means it often faces driving rain. Our stone veneer system works as a complete rainscreen. A weather-resistant barrier behind the drainage mat keeps the structural wall dry. The drainage cavity allows air to circulate and evaporate any moisture that gets past the stone.
Flashing at the base, above window heads, and at wall penetrations creates a layer that sheds water. With ventilation openings at the top and bottom of the wall, this design prevents trapped condensation. This keeps the stone cladding effective year after year in the wet Fraser Valley climate.
Silverdale Stone Veneer Bylaws
Mission’s Building Bylaw regulates construction and requires building permits for most changes that add or change building envelope elements, like build-outs, covered porches, or additions. However, routine replacement of existing exterior finishes, such as swapping siding for stone veneer without structural changes or added floor area, is usually treated as minor exterior work and may not need a building permit. Any work that alters the building envelope or adds exterior projections will require permits and compliance with the BC Building Code for cladding and moisture protection.
Mission’s residential building permit guide states that a permit is needed for adding build-outs on the exterior of a house, adding covered porches, decks, or other structural changes. It lists ordinary replacement of windows and doors of the same size and similar non-structural interior work as exempt. For stone veneer, this means that purely cosmetic recladding over existing walls typically does not need a permit. However, any stone-clad build-out, added porch structure, or enclosure under a deck in Silverdale will require a building permit with full plan submission and inspections.
Mission’s Good Neighbour Bylaw limits noisy construction activities, including building, altering, or repairing any structure, to between 07:00 and 20:00 Monday to Saturday and between 09:00 and 17:00 on Sundays and holidays. Exterior stone veneer work in Silverdale must be scheduled within these hours unless a written exemption is obtained. Making construction noise outside these times can lead to enforcement and requires a paid application for special approval.
We recently completed a project at a local school in Silverdale. The school had old manufactured-stone facades that were coming loose from the walls. This could have led to moisture damage behind the veneer in several classroom wings. We carefully removed the old stone and installed new stone veneer without disrupting their daily activities. We made sure pathways were clear and the site was safe while school was in session. The final result was a watertight, code-compliant exterior for every building. Now, the staff does not have to worry about moisture problems affecting their classrooms.
Local Routes and Supply
We often do stone veneer work in Silverdale, which is a local area for us. To get there, we take Water Street to Highway 1, cross the Port Mann Bridge, and follow Lougheed Highway and Highway 7 through Maple Ridge. The drive usually takes about 55 to 75 minutes. For our Silverdale projects, we get materials from nearby building-supply stores like Acrystone and Noble BC. This helps keep more money in the local economy and supports businesses in the area.
Silverdale gets a lot of rain, which can cause stone veneer to streak and hold moisture. We install sealed manufactured stone veneer that can handle these wet conditions. Our method includes a drainage mat, metal lath, and a silane/siloxane sealer to keep water out while allowing the wall to breathe. Since Silverdale is on Mission’s hillside, heavy rain is common. We build a full rainscreen with flashing and ventilation to stop rot. Cosmetic recladding over existing walls usually doesn’t need a permit, but any structural changes do. Prices typically range from CAD 20 to CAD 60 depending on the material, and we can easily reach Silverdale as a local area.
