Protect Your Fascia Boards
Uncapped fascia boards soak up rain and fog, which causes them to swell and rot over time. Once rot starts, it can spread to rafters and soffits, leading to expensive repairs. Fascia capping creates a waterproof shield that keeps moisture away from the wood.
Our teams bend custom aluminum or PVC capping on-site to fit your roofline perfectly. This barrier directs water straight into your gutters, keeping the entire eave assembly dry. For fascia capping in Vancouver, we match the cap to your home’s trim for a clean, finished look.
South Surrey faces Pacific weather that brings heavy rain and salty mist. Wood trim here struggles with moisture, even on newer homes. Without capping, fascia boards can begin to rot within a few years.
Many homes in South Surrey have wide overhangs and decorative trim that trap water. Our capping protects these areas, helping to extend the life of your exterior paint and siding. We also check for hidden damage while we work, catching small issues before they become bigger problems.
On-Site Capping Fabrication
Aluminum coil resists the salty air common in South Surrey. This makes it a great choice for fascia capping. We use a heavy-gauge coil that keeps its shape through seasonal changes. PVC capping is also available as a rust-proof option for homes near the water.
Our installers create each piece on-site to match the exact shape of your existing fascia, including any decorative curves. We hide or color-match the fasteners and use stainless steel nails to prevent rust streaks. This custom fit ensures water flows cleanly into the gutter.
A properly capped fascia acts as the outermost drainage layer of the eave assembly. It overlaps the roof’s drip edge to direct water into the gutter. In South Surrey’s wind-driven rain, this overlap needs to be generous to stop water from blowing back under the cap.
We leave a small air gap behind the capping to let out any moisture that gets in. This prevents trapped condensation that could cause wood to rot. The bottom hem is folded for strength, keeping a straight drainage path even in strong winds.
Stainless fasteners are placed closely along the top edge to resist uplift and keep the cap tight against the fascia during coastal storms.
Permit Requirements for South Surrey
The Noise Control By-law, 1982, No. 7044 limits construction noise in the City of Surrey, including fascia capping. Contractors may work only between 7:00 a.m. and 10:00 p.m., Monday through Saturday. Paid construction is not allowed on Sundays without special written approval. Paragon Exteriors must schedule fascia capping work within these hours and avoid Sunday work without a noise extension approval.
Surrey’s residential building permit rules say that a building permit is not needed for minor repairs to the exterior of a home. Simple fascia capping that does not change structural elements or significantly modify the building envelope usually falls under minor exterior repairs and typically does not require a building permit. However, if fascia work is part of larger building envelope remediation or involves structural changes, a building envelope remediation or other building permit may be needed. The contractor should confirm permit needs with Surrey’s Building Division before starting work.
Surrey requires a Building Envelope Remediation Permit for all building envelope repairs. If fascia capping is part of larger envelope remediation, like replacing or repairing cladding and trim to fix water ingress or moisture issues, the work must be covered by a building envelope remediation permit. If the remediation changes the building’s appearance, such as different fascia materials or colors, approval from the Development Planning Division may also be needed. Contractors doing such fascia-related envelope repairs in South Surrey must obtain the right permit and professional drawings before starting work.
We worked on a local school in South Surrey where years of damp coastal air had rotted fascia on several buildings. This damage allowed moisture to get behind the gutters and threatened the roof edge. We capped every exposed board with custom aluminum. This solution reduced the risk of further damage and created a tight seal against moisture. Now, their maintenance staff does not worry about hidden rot, and their campus stays protected from the wet weather this community experiences.
Local Logistics for Capping
Fascia capping in South Surrey is a regular part of our work. From our shop, we drive down Highway 99, which takes about 35 to 50 minutes. We often pass through Downtown Vancouver and Richmond. When we need extra materials, we support the local economy by picking them up at hardware stores like RONA Surrey (South Surrey) and Southridge Building Supplies Ltd.
Fascia capping protects your fascia boards from South Surrey’s heavy rain and salty mist. This helps prevent rot and expensive repairs. We custom-bend heavy-gauge aluminum or rust-proof PVC on-site to fit your roofline and guide water into gutters. Most simple capping projects do not need a building permit, but larger ones may require approval from the City of Surrey. Costs range from about CAD 120 to CAD 220 per linear metre, with full projects for a large semi-detached home starting at around CAD 4,500. We regularly serve South Surrey and can reach you easily from our shop.
