Paragon
When cladding isn’t designed for salt air and damp, water can rot the framing beneath. What starts as a cosmetic issue can lead to serious structural problems.
In addition to moisture, strong UV exposure in summer can fade finishes. A system with thermal performance and color retention keeps your building looking sharp and operating efficiently.

Protecting Your Building's Exterior
Salt air and damp winters can leave commercial exteriors streaked and peeling. This means the materials underneath are already getting damaged. A well-designed cladding system stops moisture at the surface. It protects the structure behind it from rot and corrosion.
Our method for commercial cladding in Vancouver uses strong materials and careful installation. We use rainscreen assemblies and sealed joints. These features allow walls to dry while keeping rain and sea mist out. This way, your building’s exterior stays clean, solid, and easy to maintain for years.
Steveston’s working waterfront and winter storms constantly expose commercial buildings to salt spray and moisture. Without cladding made for these conditions, exterior walls can quickly break down. This leads to costly repairs and a worn-out storefront.
Many commercial properties are just meters from the Fraser River or the ocean, where fog and dampness can last for days. Our installations consider this microclimate. We use materials that won’t pit, chalk, or peel under harsh coastal conditions—keeping Steveston businesses looking sharp and strong.
Cladding Technical Details
Paragon Exteriors uses strong materials for commercial cladding in Steveston. We focus on moisture resistance and durability. Our installation methods include sealing and fastening to protect against the area’s damp climate. We provide different cladding options, like fiber cement and metal panels, each chosen for their ability to handle local weather conditions.
Managing moisture is very important for commercial buildings in Steveston. Our cladding systems work with the building’s outer layer to keep heat in and stop water from getting inside. We follow local building codes and best practices to make sure each installation helps keep your property strong and safe from the area’s unique weather.
Steveston cladding permit requirements
For commercial cladding or other exterior remodeling on properties within the Steveston Village Heritage Conservation Area, a Heritage Alteration Permit is required for any exterior changes to a building or structure. This includes changes to cladding, windows, doors, or other façade elements. Exterior changes to protected heritage properties in this area cannot proceed without this permit. The work must follow heritage design guidelines to keep the historic character of Steveston Village. In the Steveston Area Plan, exterior renovations, including commercial cladding and other façade changes, in a Development Permit Area generally require a Development Permit if the value of the renovations exceeds $50,000. Smaller renovation projects below this amount may be exempt, but any work must still follow zoning, design guidelines, and other municipal rules. Commercial cladding work in Steveston must follow Richmond’s Noise Regulation Bylaw. This bylaw limits construction noise to a maximum of 85 dBA measured 15.2 m from the source. It also restricts construction hours: generally 7:00 a.m. to 8:00 p.m. Monday to Friday, 10:00 a.m. to 8:00 p.m. Saturdays, and more limited hours on Sundays and holidays. Sunday or holiday work on residential buildings is restricted to owners or occupiers working personally. Contractors doing cladding work must schedule noisy activities within these hours and follow the decibel limit.
A recent project we completed was at a local school in Steveston. The old cladding on several buildings was letting moisture in, which could harm the interiors. We replaced the damaged cladding with strong materials made to resist the weather. This ensures a tight seal against moisture. Now, the campus is drier and safer, giving staff peace of mind.
Supporting Steveston Businesses
We regularly handle commercial cladding in Steveston as part of our weekly work. We usually travel from Downtown Vancouver, cross the Granville Street Bridge, and take Highway 99 to Steveston Highway. This route gets us to the village in about 30 to 40 minutes when traffic is clear. Since we visit often, we also purchase materials from local suppliers like Rod’s Building Supplies and Nikka Fishing & Marine. This helps keep more of each project’s budget within the Steveston community.
We install commercial cladding in Steveston that withstands salt air, wet winters, and strong UV rays. Our systems use fiber cement and metal panels with rainscreen assemblies and sealed joints to keep moisture out and prevent rot. Buildings in Steveston face constant salt spray, so we select materials that won’t pit or peel. If your property is in the Heritage Conservation Area, you need a Heritage Alteration Permit. Renovations over $50,000 may also require a Development Permit. All work must follow noise bylaws that limit hours and decibel levels. Costs usually range from CAD 260 to CAD 1,200 based on material and substructure. We can get to Steveston from Vancouver in about 30 to 40 minutes.
