Material Grades and Installation
Board and batten siding uses wide vertical boards with narrower battens covering the joints. Choosing the right material affects how well it lasts. Western red cedar resists decay in moist coastal areas. Fiber cement stays stable when humidity changes. Engineered wood has resin binders that help reduce swelling at the edges. Vinyl board and batten looks similar but expands more, so it needs slotted fastening.
Installation begins with a continuous air and water barrier over the sheathing. Then, vertical furring strips are added. The boards are spaced with a gap of 3/8 to 1/2 inch to allow for movement. Battens are nailed only through the gap into the furring strips, keeping fasteners away from the edges of the boards. This lets the wide boards move under the battens, which helps prevent buckling.
In Metro Vancouver, the board and batten setup works as a ventilated rainscreen. Vertical furring strips over the weather-resistive barrier create a drainage gap. If water gets behind the battens, it drains downward and escapes through weep holes or a starter track at the bottom. This space allows air to move continuously, helping the area dry after rain.
Wind loads transfer from the wide boards into the battens, then into the furring strips, and finally into the wall studs. The fastening pattern—battens nailed only into the gap between boards—allows for board movement while still providing a strong connection. In the City of Vancouver, replacing board and batten siding on a detached home is usually seen as non-structural maintenance. This means it may not need a building permit. However, if the work involves structural changes, adds new building area, or modifies decks, a building permit is necessary.
In RS-7 zoned areas of Vancouver, design guidelines state that board and batten siding must be used in roughly equal amounts on all sides of the building. It cannot be used only on the street-facing side as a higher-quality false front. This rule helps maintain the character of the neighborhood.
In Burnaby, the Building Bylaw requires a permit for any construction, enlargement, or alteration of a building, including major exterior work like replacing siding. Minor non-structural repairs do not need a permit, but a full board and batten re-clad that changes the building’s exterior usually will.
