Installation Techniques
We attach rigid mineral wool boards directly to the wall sheathing. Then, we put vertical furring strips through the insulation to the studs. We seal the joints of the panels with sheathing tape to stop air leaks. A breathable weather-resistant membrane goes over them before we install the siding. This layered method keeps the sheathing dry and makes the assembly strong against constant moisture.
In Terra Nova’s climate, exterior insulation moves the dew point outward. This keeps wood sheathing warm enough to prevent condensation during winter. This helps avoid hidden decay that happens when indoor moisture condenses on cold framing.
The rainscreen space behind the siding balances pressure, so wind-driven rain does not enter the wall. With carefully placed flashings at openings, the assembly sheds water even in long periods of wet, gusty weather.
We choose all fasteners and metal parts for their resistance to corrosion from marine air. The furring strips are screwed to the studs to support cladding loads during strong coastal winds.
Richmond permit requirements
Exterior insulation installation is subject to Richmond’s Noise Regulation Bylaw No. 8856. This bylaw restricts construction noise to 7:00am to 8:00pm Monday to Friday, 10:00am to 8:00pm Saturday, and 10:00am to 6:00pm on Sundays or holidays if the work is on a residential building and done personally by the homeowner or occupier. A Development Permit may be required for exterior renovations unless an exemption applies. Generally, renovations under $150,000 are exempt, with exceptions for certain areas and protected heritage properties. Exterior insulation that changes the exterior finish or appearance may require this review. Richmond requires a building permit for building-envelope repairs. No permit is needed only if the repair does not involve structural components. For exterior insulation work that includes cladding removal or other envelope repairs, Richmond requires permit application materials such as drawings and professional letters.
