Drywall Installation Techniques
We begin by removing damaged drywall to expose the framing underneath. We cut away any damaged sections of the water-resistive barrier and patch it with new building paper. This helps create a clean drainage plane.
For replacement, we use fiberglass-faced gypsum panels. These panels are good at shedding water and resisting mold, which is important in North Vancouver’s damp climate. We attach the panels with corrosion-resistant screws every 150 mm around the window opening to strengthen it. Then, we seal the edges with butyl flashing tape that overlaps the window flange.
The exterior drywall around windows helps with drainage, but it is not the main water barrier. We install new sheathing so its face lines up with the existing water-resistive barrier in a way that directs any water downward and outward onto the window’s sill pan.
In North Vancouver, rain can push moisture against every joint. To prevent issues, we use a liquid-applied flashing at the sheathing-to-flange connection. This keeps a continuous drainage path behind the final cladding. The gypsum core of the sheathing allows vapor to move inward, helping the assembly dry out after storms without trapping water.
Drywall Regulations in North Vancouver
In North Vancouver, drywall work must follow specific construction hours. Noise is allowed between 7:00 a.m. and 8:00 p.m. from Monday to Friday, and from 9:00 a.m. to 5:00 p.m. on Saturdays. All work is not allowed on Sundays and statutory holidays unless a noise exemption is obtained. For projects over $50,000 or involving demolition, a Construction Noise Control sign must be posted with contact details and any exemptions.
