Drafty windows and worn siding let rain seep into wall cavities, causing rot and mould you can’t see. During a home renovation, that hidden damage often goes unnoticed until it’s costly to repair.
Leaky exteriors also raise heating bills during damp months. Upgrading these surfaces keeps warmth in and weather out, enhancing comfort year-round.

Improving your home's exterior
Faded siding and drafty windows look worn out. They let moisture in and raise your energy bills. The solution begins with a clear plan that improves both the appearance and performance of your home’s exterior.
We replace old siding, install new windows, and rebuild decks so everything works well together. The result is a home that withstands the weather and feels strong again. For a closer look at what’s possible, see how we handle home renovation in Vancouver.
Vancouver’s rainy winters damage peeling paint and loose flashing. A small gap around a window frame can lead to rot behind the siding before you even notice it.
Homes here vary from 1920s character houses in Kitsilano to newer buildings in East Van. Each requires a different method to keep moisture out and warmth in. That’s why our work in Vancouver always starts with a careful inspection of what the existing exterior can handle.
Technical Details for Vancouver
We use fiber cement siding because it resists Vancouver’s moisture without swelling like wood. Our teams install it with a rainscreen gap behind the panels. This gap allows any water that gets behind the siding to drain away before it reaches the sheathing.
For window replacements, we take out the whole unit to replace worn nailing fins and add new pan flashing. Vinyl or fiberglass frames handle coastal humidity better than wood. We also fill all perimeter gaps with backer rod and sealant to create a watertight seal. Decks are rebuilt with pressure-treated framing and hidden fasteners to reduce moisture traps.
Every renovation project begins by creating a continuous water-resistive barrier that directs moisture out. Siding acts as the main rainscreen, while windows have sill pan flashing that drains to the outside to stop pooling at the rough opening. Wind-driven rain in Vancouver needs careful integration of these layers.
We manage thermal bridging with rigid insulation over the sheathing for a continuous thermal break, which also improves the drainage plane. Deck ledger boards are fastened through spacers and flashed at the top and bottom to stop moisture from building up against the structure. This combined approach keeps the entire assembly dry and strong.
Vancouver renovation permit requirements
Under the City of Vancouver Noise Control By-law No. 6555, exterior home renovation noise can only happen between 7:30 a.m. and 8:00 p.m. on weekdays, and 10:00 a.m. to 8:00 p.m. on Saturdays. No construction noise is allowed on Sundays or holidays unless you obtain a noise by-law exception permit. This affects when your siding, window, door, deck, or exterior painting project can be done.
For homes in Vancouver, a building permit is usually needed for renovation projects that create new area, involve structural repairs, or include building or changing a garage, shed, or deck. Exterior remodeling that changes the structure, such as building or significantly altering a deck, or making structural changes to exterior walls, windows, or doors, typically cannot proceed without a City of Vancouver building permit.
If your renovation includes a raised deck, defined under the City of Vancouver Zoning and Development By-law as an outdoor platform more than 600 mm above grade, the city has rules for where it can sit, how high it can be, and how far it must be from property lines. Following these zoning rules may require extra approvals based on the deck’s height and location.
