Paragon
Once the protective finish starts breaking down, moisture creeps in faster than homeowners expect. This coastal moisture attacks exposed wood and siding, turning a cosmetic issue into a structural one. Left unchecked, it leads to rot and expensive repairs before you even notice.
A fresh coat of paint can enhance curb appeal and protect your investment. A strategic color update can visually expand a compact condo or modernize a heritage building. The right application changes how light interacts with the exterior, making tight lot lines feel more open.

Durable Protection for Your Home
Faded, peeling paint can harm your siding. Moisture can seep in, leading to wood rot and mold. UV rays can also damage unprotected surfaces. A fresh coat of paint creates a weatherproof barrier that protects your home’s exterior.
We remove old paint, fix any damage, and apply high-quality, flexible paint made for coastal climates. The result is a smooth, even finish that resists cracking and fading for years. That’s the benefit of exterior painting in Vancouver.
Downtown Vancouver’s salty air and constant moisture test exterior paint. Without a strong, well-applied coating, surfaces wear down faster here than inland. That’s why a high-performance exterior paint system is essential.
From historic homes in the West End to modern high-rises, every building needs a paint system designed for our coastal climate. We know the special needs of Downtown Vancouver and customize every job to last, from surface preparation to the final coat.
Exterior Painting Techniques
For wood-sided homes, we remove loose paint, treat mildew with a bleach-free fungicide, and sand surfaces smooth. We apply an oil-based primer to bare wood to seal tannins and prevent bleed-through. For stucco and masonry, we use an alkali-resistant primer to lower the high pH before applying acrylic topcoats.
Topcoats are 100% acrylic latex with mildewcides to resist moisture. We back-brush every coat to work paint into the grain and remove pinholes where salt spray could cause corrosion. We apply coats to the thickness recommended by the manufacturer, avoiding high humidity to ensure proper film formation.
In Downtown Vancouver’s damp marine climate, the paint film must act as a breathable barrier. A high-quality acrylic coating allows water vapor to escape from the surface while keeping out rain. This prevents trapped moisture that can rot wood siding behind the paint. We choose coatings with a perm rating that matches the existing wall assembly, making sure the wall can dry to the outside.
Wind-driven rain is common on high-rise buildings, so we prepare the surface by thorough abrasion and apply flexible films that can expand and contract with temperature changes. All joints and connections between trim and siding receive a high-quality elastomeric sealant before painting to keep a continuous drainage plane, preventing water from getting in at weak points.
Exterior Painting Regulations
In Downtown Vancouver, exterior painting work that uses powered equipment like sanders, scrapers, sprayers, or compressors is regulated by the City of Vancouver’s Noise Control By-law No. 6555. Noisy work is generally allowed on weekdays from 7:30 a.m. to 8 p.m. and on Saturdays from 10 a.m. to 8 p.m. No construction-related noise is allowed on Sundays or holidays without a noise bylaw exception permit. The work must not disturb neighbors, so your painting crew will plan accordingly.
If your Downtown Vancouver home is a designated heritage property, you must get a heritage alteration permit before any exterior painting that affects important colors, finishes, or architectural features. The Heritage Procedure By-law No. 11350 requires that you obtain this permit before making changes to the exterior. Without it, painting that alters these protected features isn’t allowed.
For most non-heritage homes in the City of Vancouver, routine exterior painting does not need a building permit by itself, as long as it doesn’t change the building envelope. However, if the painting is part of a larger renovation, like replacing exterior siding or insulating exterior walls, it may trigger requirements under the Vancouver Building By-law, and a building permit could be needed for that larger project.
