Durable exterior protection
Peeling paint is not just an eyesore. Every crack allows moisture to enter wood siding and trim. Proper exterior painting in Vancouver seals these weak spots before we even start painting.
Our team focuses on preparation. We scrape, sand, caulk gaps, and prime bare spots. Only after that do we apply topcoats made for rainy climates. This gives you a protective layer that sheds water instead of soaking it up.
Dunbar-Southlands has a mix of older homes and newer buildings in Vancouver’s wet zone. Morning dew and long periods of rain constantly test exterior paint here.
The mature trees in the area shade the walls longer, slowing down drying after storms. This lingering dampness encourages mildew and causes paint to lift faster than in sunnier spots. Our surface prep addresses these local conditions before we refinish. For more on the area’s housing and upkeep patterns, see our Dunbar-Southlands overview.
Preparing Moisture-Prone Exteriors
Many homes in Dunbar-Southlands have cedar siding or stucco that can hold moisture in shaded areas. We clean off chalk and mildew with a soft wash, then scrape and sand the surfaces to make them smooth. For bare wood, we apply an oil-based primer to stop tannin bleed and moisture from getting in.
Acrylic latex topcoats need to have mildewcides and stay flexible with temperature changes. We back-brush every board to push the paint into the wood grain. On stucco, we use elastomeric coatings to fill hairline cracks and help shed water from constant canopy drip.
In Dunbar-Southlands, exterior paint is the first line of defense for buildings. It needs to shed liquid water while letting water vapor escape to avoid blistering. For shaded wood walls, we make sure to create a continuous film that covers joints while keeping the bottom edge open to let trapped moisture out.
We apply elastomeric caulk to all joints around windows, doors, and trim to stop water from wicking behind the siding. On stucco, we fill hairline cracks with a flexible patching compound before painting to keep a continuous drainage plane. This layered method helps prevent wind-driven rain from reaching the sheathing.
Dunbar-Southlands painting noise rules
In Dunbar-Southlands, exterior painting is subject to the City of Vancouver’s Noise Control By-law No. 6555 because it is considered construction-related noise. On private property, noisy work is allowed only from Monday to Friday between 7:30am and 8:00pm, and on Saturday from 10:00am to 8:00pm. Power-washing, scraping, sanding, and spraying are not allowed on Sundays or holidays unless there is a noise by-law exception permit. Contractors must keep noise within the bylaw’s maximum continuous sound levels at the property line and avoid disturbing neighbours’ peace.
Noisy equipment for exterior painting, like compressors, sprayers, grinders, and power washers, should only be used during the City of Vancouver’s construction noise hours on private property: 7:30am to 8:00pm Monday to Friday, and 10:00am to 8:00pm Saturday. If work needs to happen outside these hours, Paragon Exteriors must get a noise by-law exception permit from the City of Vancouver.
If your exterior painting job in Dunbar-Southlands requires early morning, evening, Sunday, or holiday work, the contractor must apply for a noise by-law exception permit and get approval before making any construction-related noise. Otherwise, the work must be limited to quiet activities that follow the Noise Control By-law.
